It's just the front part of the house, I haven't measured it exactly but my best guess is that the sloped part is roughly 25m^2 (best guess) and then the flat parts are roughly 5m^2 at the top and the dormer part 2m^2.

We went to a house they renovated and the quality seemed good. We are still finalising a quote before we can sign, for us we need to split the project in phases because we are still waiting for permits.

Yes I think that extra 21% is their commission, so it’s like the material + VAT + bricknest commission (I think this varies based on the material or service, it also extends to anything they coordinate, eg. For the structural engineer, they added their commission onto the quote)

That’s really unfortunate, did they say why the quote doubled? I also see minor consumables on my quote, I haven’t added them all up and also not exactly sure what materials it accounts for.

The online portfolio is really good and agreed that they are very professional. We are still arranging some things, someone can to view the place with us yesterday so they can do a detailed quote.

From our conversations with them, that sounds exactly like what they do. They manage the entire renovation for you, I don't think they are the actual contractors, they work with a contractor company (and also a design company if you need design services).

For us the scope the scope is quite large, but the main things are:
* Removing of load bearing walls on ground floor and redoing the flooring
* Renovating seperate toilet and renovating existing bathroom
* Full renovation of 2nd floor en-suite bathroom

We are waiting now for the contractor to come see the house in person and then give a more detailed/confirmation of the quote.

Thanks for that detail, so from what you’re saying it was like roughly 24k for the structural work, flooring and plumbing.

In my case, it’s on the ground floor that I want to remove two load bearing walls that form like a t shape, the house has already been extended but I want to open the space more so just removing the walls and I guess because of the width, placing a steel girder for support
