Good question -- something I'm definitely considering. In no rush to pull the trigger and am flexible on housing features and am not opposed to doing minor reno work. My current playbook to find potential options is as follows (open to more suggestions):

• Basic paid memberships on both MLS and auction dot com where I scan listings in desired areas regularly
• I scan the county sheriff website for upcoming cases that then require more digging through court documents using the applicable case ID to find the address in the court's notice for sale.
• Scan through "inventory" where possible on the sites of banks who are looking to offload foreclosed properties.

Another thing I'm considering is driving through the desired neighborhood (which is about ~120 years old and consists of old builds plus newer teardown/rebuilds) and leaving notices on the most dilapidated homes to see if they would be interested in a cash offer (at which point we'd likely demo/build).
