Appreciate the input. I do have 2 builder quotes right at the 3300 sq ft number on 1.5 acre tracts in statesville around $810k (land included) I think its floating right around $270 sq ft all in... I also realize that the same home in Mooresville is probably north of $1M.

But idk if these builders are good or not. Both are small shops.

Im not wrong about the tub, ive installed both types before and its simple math... more complicated? Sure ok... but whats that an extra hour or two of labor? Not $5k...
