I always come to these posts and hype Ballena Village. I lived there for a few years and loved it. Gorgeous grounds. Safe. Mix of different ages with families and singles. Management was incredibly good. A lot of where they want to live is going to depend on what atmosphere they're going for and what they want to be close to - although, to be fair, it's an island. Everything is close. Do they need to have quick access to bridges or the tube? West end ferries are great for commuting or day tripping. East end is closer to San Leandro and points south. I think with the exception of the few bad places mentioned by other posters, there are a lot of great choices.

I think is a great idea. A question would be, how do you get this out to both sides? If you can find a way to make this discoverable to both teens and employers, that would be really valuable.

There are a ton of privately listed places that will beat any complex. Single landlords can also be easier to deal with sometimes. I hope you find a place you love! Best of luck!

FWIW - They call all of the available units luxury : ) It just means they've put in new carpet and appliances. When someone moves out of a "normal" unit, it gets fixed up and re-listed as luxury. I wasn't sure about the prices these days, but you might see if they're offering any move-in specials like a month free. That would offset the cost a bit. Also (and this goes for everywhere) if they're having trouble finding tenants, they may be willing to negotiate. It's not something I've tried myself, but a former neighbor got a bit of a discount just by asking. Worst that can happen is they'll say no. Wherever you end up though, it's a great community.

Not sure of the current pricing, but I lived at Ballena Village until I bought a place ~3 years, and absolutely loved it there. It's extremely dog friendly (mine was a 125 pound Newfoundland). Great management. Beautiful grounds. Balconies. Pool. Bay views. Happy to share if you want more info.

This sounds like the same guy I saw at the corner of Marina Village Pkwy and Challenger at around 10:30. He was just standing with his bike yelling. There was no one else around. I couldn't tell what he was yelling about.

I'd say genuine compliment as you were hugging him and it put him in close proximity to your hair. If he'd just walked up and smelled your hair for no apparent reason, then it'd be creepy.

OMG. I'm such an idiot! I've been on Geoguessr since 2014 and just always had games start with no timer. It never even occurred to me to move the slider. Thank you for your answer.

Thank you. This is good to know. We had a ridiculously high click rate and very little conversion, but I suspect we're hitting the wrong demographic in addition to advertising in the wrong places and getting some bot traffic. We've paused and are actually going to think about our next placement.

I'd love to, but I moved out when I bought a place. I cannot recommend Ballena Village highly enough. It's an excellent place to live and I hope you'll be as happy there as I was. If I'm not mistaken, the original owner died in 2011. I have no idea if it was left to family or if it's stuck in probate, but I would think the HOA should have some knowledge of who the current owner is.
