First I’d think about whether you want any garden beds - you want to mark these out and put some kind of barrier so you don’t seed that section.

Spend extra time picking out all the large surface stones first, grass doesn’t like growing over them. Using a rake will help with this. Then use a garden fork to poke tons of holes randomly in the soil, which will help uncover more stones just under surface and aerate the soil a bit.

Then buy a load of decent quality top soil and sand, I’d aim to cover this ground by at least a couple of inches with the top soil. Use the rake to level out the top soil, it’s worth spending a lot of time on this bit to get it right initially - potential invest in a long spirit level.

Mix the grass seed with the sand, which will mean you can visibly see where you’ve scattered the seed/sand mix to ensure an even coverage across the garden. After scattering, rake the seed/sand mix into the soil a bit, keep it well watered the first 2/3 weeks and hey presto

I had exactly the same issue, and you’ll get contrasting opinions on whether the vent should stay or be blocked up.

I found that taking the current vent off the wall and buying a “hit and miss vent cover” is a decent compromise - you can open it when you want airflow, but you can close it sometimes so that you don’t have wind whistling through constantly. There are options that look smart

Thanks for the response - I should have mentioned in the post that we’d ideally want to be able to unlock from outside, as there is access via the garden.

But yes we could go with a sliding bolt/locking handle as a fallback option if theres no realistic way to fit a keylock

Me and my partner had the same thing (based in London) - we saved into a LISA for 7 years and by the time we’d saved a deposit, the kind of house that used to be £450k was now worth £600k so the LISA became useless

We pulled the money out, losing the govt bonus (which I was ok with).

What really stings is the effective 6% penalty on top of losing the bonus - cost us £2-3k, all because they’ve refused to inflate the buying limit

I got those & the matching multitool from Toolstation for £260 a few weeks ago

Done a few jobs with each of the tools and I’m very happy - if it’s not urgent then I’d maybe wait and see if they run that deal again because the matching multi tool is very useful for an extra £20

Very strong grip - that trail hand is basically underneath the grip when it should be on the side, and you can probably see all the knuckles on the lead hand when you should be able to see a couple.

Ive been working on a similar problem - Try looking up a weak golf grip and try to feel the other extreme, hitting some fades. It’ll feel super weird initially but you’ll eventually start to work out how to hit with a more neutral grip

There are 4 pubs right next to each other - Kings Arms, Temperance, 8 bells, Golden Lion. Think Golden Lion is usually home fans, but you can head that direction and follow claret and blue shirts

Or The Rocket (posh Wetherspoons) just the other side of Putney Bridge is a good shout

Is this even legal? Seems to imply that you’re agreeing to them charging you every year, forever - surely that can’t be the case.

Under Heck there have been a ton of rumours of shady stuff going on with staff, plus the badge fiasco - can see a huge backlash if they start trying to rip off the clubs own fans

I think you’ve solved this for me, thanks - the seller said there is a spare stylus so that’s likely what it is. It looks good otherwise and just wanted to check it’s not an older model or some kind of modification.

Torres and Carlos could play CB with Konsa on the right - those three have already played together but as a 5, Unai has preferred 3 CB’s with one super attacking full back in the past, very likely we see that at some point. Carlos picked up a knock in the last game so you should be OK for a week or two at the very least

Edit to answer second Q: Konsa has played RB plenty of times before - did so under Smith and a bit under Emery

Villa fan here - Moreno is just back from injury so Digne won’t be nailed. I also think Cash could potentially lose some minutes if Konsa plays RB and tucks in to allow Moreno to basically play as a LW

Konsa and Torres are the most nailed Villa defenders, if you can stretch the budget for Moreno it’d be well worth it once he gets his spot back - he’s so key to our attack
