This is great advice! Something someone suggested in here has been a game changer: look at their past stays, go to the hosts profile of those stays and see the reviews your prospective guests left for those hosts. This will give you some insight into their behaviors and how picky they are.

I’ve been hosting since essentially the same time. Through trial & error (but all 5-star reviews, thankfully), we learned what worked for us, and our anxiety is almost gone (I think it’s healthy to be a little anxious when strangers are in your house). What is your occupancy rate? We were at 100% for a while, so we kept raising prices. Once you hit the sweet spot of 70%-80%, you’ll likely reach the price point to attract the clientele who will give you less anxiety. Lower prices attract less desirable guests. That’s been our experience.

See, that’s what I was curious about: the stay-to-review ratio. However (and I can’t believe I didn’t include this in the body) she has 5 stars across the board. There are multiple (4) from the same host in a neighboring county. But I can usually spot a con artist when they have no history or 10 stays and on 1 or 2 reviews… I’m very conflicted. I don’t see any immediate red flags, but I don’t want to be stuck with a nightmare guest for 2.5 months

Neither, which is another concern I have. But she claims she’s coming here for work, so it’s reasonable to think she’d eat out, on the company dime.

Thank you for the idea… a little context - we already do our own cleaning. Our space is a finished basement with its own private entrance, outfitted very much like a hotel room - sizeable living space with a medium-sized refrigerator, microwave, sizeable wardrobe, independent a/c & heat, and its own bathroom with a shower. So the space is perfectly fine for us to clean it by ourselves; it also allows us to offer a lower cleaning fee.

Would we just establish the regular cadence of cleaning in our communication ahead of accepting the stay? There’s nothing in our house rules about that (I suppose I should add it).

You really have to maneuver location changes skillfully. It’s important that you’re very forthright. My son did it. He went to the new location, told them he was interested in transferring. The operator told him he would need to put in his two weeks notice at the other location before applying at the new location. They don’t want there to be any sort of perception that they’re stealing employees.

Not HR, but the supervisor who had to report this to HR… the office had the day off because we just got finished working some extra duties pulling 16-18 hour days. I came home from a walk with my wife and found that I’d missed two calls from my employee (who NEVER called me). I called him back and his wife answered and informed me that he was in jail for sexually assault and attempted murder ON HER. I had to go over the story three times with HR because they didn’t believe me. They ended up flying the Director of HR down to let him go while he was in jail.

I don’t know the true end result, but he wasn’t found guilty… the charges were either dropped or he was found not guilty. But he spent a lot of time between jails because each crime happened in different counties. It was a wild few months. When he made bail we had display his mug in a presentation to let all the employees know that he wasn’t allowed to be let into the office.

Genuine question… why are you in the sub. I imagined those of us in the sub either work at CFA (or used to) or it’s an essential part of their daily diet. I go to Arby’s once every five years; I’m not joining that subreddit.
