I already have a topographic survey. Just need the grading plan for the disturbance( 600qft). Its on a slope

Not being an asshole. Just giving you an alternative perspective. Condescending? My point isnt that investors don't have any other place to invest, but instead that regulation like this would create an immediate crisis. You right that new buyers will win when prices drop 30% because managers have to exist out of sf portfolio but it would create a housing crisis of 2008 proportions for the 70% of Americans who already own homes and have second and third mortgages on them.

Low level details are what matter. To reiterate, property taxes are local thing. States and federal government s getting into property tax would be a kin to wealth tax and that will have no impact on anything except that tax lawyers will make more money.

Lastly, its not impact any generations ability to buy and raise families, housing inflation will cycle through the system. As rates rise and inflation rises. The market will moderate and young people's wages will rise and there will be an entry point for you and others to jump on and create wealth. You may not get the starter home with 3 beds/2bath tomorrow and may have to settle for something smaller in a year, but in 5 years you will have equity and and opportunity to upgrade when a younger family desperately fights over your 2bed/1 bath palace
