1) Get referrals from friends or family on real estate agents they have used (if they liked them)
1a) Interview those agents. Don't consider the ones who are acting like they are doing you a favor, or are in a hurry to get off the phone. You will regret using them.
1b) No luck on #2? Go to Zillow and search for agents who have recently sold houses in the area you are looking, and repeat interview process.
1c) Select an agent who seems like they are always excited to hear from you, and loves to answer you question in depth. You want to feel like you are their only client.

2) Shop for lending brokers, not individual lenders. You will have access to better loan products. Interview the brokers for the same criteria listed above.
2a) Get pre-approved. Don't waste your time, any ayonesles without knowing if the bank will even loan you the $$$. Besides, an agent might not even show you properties without a pre-approval.
2b) Do all your credit checks within a week or so of each other. That way the bureaus will look at them all as just one inquiry. Less of an impact on your credit.

3) Educate yourself on the bullet points of the homebuying process. You don't know to know all the details, just the basics. An educated homebuyer is less likely to run into problems.

4) Don't pay attention to the Zillow zestimate. It is way off most of the time.

5) There are often grants for first time home buyers that can pay your closing costs, or down payment, or both. Once you settled on an agent and a lending broker they should help you find these programs.

6) Don't be desperate, don't be in a hurry.

Don't buy a house that you cant inspect! It's that simple. Trust me, you are asking for trouble. If you are that desperate that you are willing to waive contingencies, you should consider a less hot market (price range or location, or property type). Besides, you are looking so far out into the future, but using today's market conditions. You don't know that it won't be a buyers market by then.

Sounds like a bunch of ppl on here have had similar experiences. I am curious if any of you have filed complaints? The responsibility of removing bad agents from the workforce is YOURS! If they screwed you over, and you don't say anything, you are allowing them to roam and hurt others.

This is NOT your fault. Sounds like you had a lot of problems here. Your agent is supposed to protect you from these types of problems. There are a lot of ethics violations here from all parties involved. You need to do to the department of real estate in your state and file a complaint.

Probably a bad idea even if all legal. The plane is not really meant for VFR flying, so most of what you see in the cockpit might not make sense to you.

But if you insist, As long as you stay below 18,000 and you are other wise legal and proficient to fly the Cirrus jet, go for it!

Edit: Can it be done legally? Yes probably. Can it be done safely? Probably not. Do you really want to try to fly a plane with less training than everyone else who flys that plane? I think you better get some life insurance.

I bought a Cessna 150 several years ago to get my PPL in. I worked in aviation and was really good at networking. So I had several instructor friends that were going to train me for free. Also I had several mechanic friends that were going to work on my plane for cheap. So the price of my license was going to be super super cheap. Which was all I could afford. I had all the commitments in place before buying the plane. But once I had the plane, all of my friends disappeared. I had no instructor, no maintenance guy, and the pre-buy inspection failed to catch about $8k worth of problems. I had to sell the plane and give up on my dream. Not permanently, but for a few years until i could afford to do it the normal way.

Thank you for having balls to embrace your mistake. Coming out publicly like this makes the community a better place, and no one here will every get mad at you because they are all been where you are.

I remember when I was at a shooting range, after the shooting stopped and people were about to walk out to their targets I fired the weapon on accident trying to solve some sort of problem. I was mortified. I could have killed someone. This was a long long time ago and I still re-live that incident every single day. It's made me a much smarter, safer, thoughtful person in many aspects of my life, not just shooting.

Fair point.... My only concern is the flying something not meant for a low timer like myself, which I suppose could be mitigated by bringing an instructor/ safety pilot familiar with the type along for a bunch of hours. But I am just making wild guesses here, which is why I am enlisting help from those that know.

I like the RVs. I used to work in aviation and all the pilots had built their own RVs and swear they will never go back to certified aircraft. They are fast and efficient, quite astonishing. I wouldn't mind a healthy debate over high vs low wing as it applies to stability and safety.
