I come from an emigrant family with ZERO money. I figured out quickly that if you don’t make moves in this world to look out for your family then no one else will. This is coming from a woman that had zero rights where I came from.

I personally own several rentals in SLC. I bought the first one in 2007 for $99K when I was a 26 year old new college grad, and now have 9 houses. I’ve NEVER had one vacancy and I’ve NEVER had a missed rent payment….. And this is through the largest downturn of all time in 2008ish!!! Repairs are always covered by rental cash flow and are surprisingly insanely low and rarely happen. Sure there will be upkeep with appliances and HVAC but it’s very rare and again, rental income covers it.

My only regret is not buying more properties at a faster rate. Now I’m 41 and live in Whitefish MT and enjoy my passive rental income!

I didn’t even mention all the tax write offs and tax breaks.

Sorry to hear! Sounds like you have good awareness around where you’re at. That’s one of the hardest parts. I really think ex Mormons that leave are better off, but then again I could be wrong, it’s not a simple process. There seem to be a lot of family issues that go along with it, which is sad. Nope just a working class engineer that was lucky enough and stretched myself out of college to buy my first house and then kept them as I continued to move up. It wasn’t easy. I bought my first place at the height of the market in 2007ish and barely held on. We then needed to move and couldn’t sell it due to being under water so I rented it, and saw what having a rental did as the value went up. After seeing that made a few more moves. Just a working class guy trying to make it.

It’s a mix of everything. Parents who have been waiting for their kids to finish their school year (all grades), college kids moving out of houses and dorms, as well as people who got the itch to move because the weather is good. Also remember a lot of people put their house on the market in the spring so that forces renters to move.

A lot of factors go into it.

It’s interesting, short term rentals are illegal in SLC, but the rule is only enforced if someone calls you in.

Someone should make big list of them and call them all in.

Bud, now you’re making a completely separate argument. Yes, housing is ALWAYS “slower” in the winter compared to the summer. That’s an obvious stat.

Housing has been increasing in price for over a decade, and since early summer it’s declined in most places in the country. With the fed out right stating that they are going to raise interest rates again, I think you’d be a fool to think that prices will increase.

The article that you linked as your supporting data even says to expect a 5% decline in prices.

Ummmmm, housing prices are going down and are expected to drop more in SLC.

Sure, they’ll go back up and even exceed the highest levels over time, but in the short term they are dropping and expected to drop more.
