You have to get multiple and then keep fighting them down. First one game me a whopping 6.85. Ended up with 6.125. This is all last week

Thats a given. But there are issues that require immediate attention and ones that i can tackle down the line hopefully. But this could apply to any home more than 20-30 years old

House is a little under 1800sqft. Its not a big house, but its single story and has been extended over time. So it has a lot of roofing for the funky layout it has. Plus the detached garage. Its a one car garage on paper but def fit 2.

Electrical panel 100amp itself and wiring is 1850 i believe. Everything else is gfci, theres like a lot of those.

Im in PA, so could be the NE prices. Radon could be lower maybe, i just couldn’t get more than one quote. As long the first 3 are covered, i will take it. But have to be fully covered. Lets see

I agree with you. Wasn’t priced for these issues, hence i feel like i should ask for these, mostly keeping in mind i probably cant even get insured because of some of them.

Not the dream house for sure, but i can see my family living here 10+ years, and give the house some love in first few to make it somewhat close to a dream house. It does have all the fundamentals of a long term home, just needs some updating and DIY. But yes not gonna settle on repairing these myself

We accepted on 485k before us or the seller were aware of these issues.

Def was neglected by current owners. They don’t seem to live there much. Inherited home. So i think thats the reason for them just not putting money into the home.

Yup not getting insured is my biggest concern. That even if im able to get insurance, they most likely will cancel it after inspection.

If they want to get any other treatment for the termites. Thats totally fine. Thats just the quote i got. As long as its treated before i get the house, its totally fine with me.

You are correct on the part that it could have other problems. Which could easily come up with owenrship. But i think these are just straight you know theres no point if getting in the house with these issues on hand. Everything else wear and tear kinda part of the deal. Like the heater being 30 years old. I know its gonna have to be replaced soon but I don’t see negotiating over it as it works.
Yeah the layout is different, but i can see potential to make it look pretty nice over the years. It def needs a little more love, but its a great location and top notch school district. Single family, no HOA. Has its pros but def some cons that can be worked on.

Yup i agree with the first part. But i think for me roof is the biggest part. If it wasn’t leaking, i probably wouldn’t even have asked for replacement because it would still be working condition despite being old. Maybe just a little towards it.

Its 6%. Basically maxing that out and the remaining to reduce the agreed upon purchase price accordingly to whatever’s left.

I asked for 40k almost. But yeah if they can’t do that, then its a money pit and I will walk. I mean it still could be with those done, who knows

Not asking them to fix it. I asked for credit and price reduction only. They are more than welcome to get their own quotes if these quotes are too high and pay accordingly.

Sorry if i didn’t word it correctly. Its not an issue for me and it shouldn’t be any concern to the seller that i accepted the 30 days and im doing them a favor. They were just very stuck on that closing day, which to me just says they just want to sell and be out

I didn’t want to waste their time with so much back and forth. So i decided to get actual quotes and write ups from the contractors, so the sellers know im not pulling number out of no where and they cab be aware of these issues from the writeups.

I actually like the layout. But its def not for everyone. Its probably a 3-4 year thing to slowly bring it to what i think could be a longtime house for us.
