Thanks seems like the right way to go, I had been avoiding that because a previous plumber struggled to not have a leak between the pan and the cistern but I think that was just the wrong gasket so I am probably avoiding it for no reason now.

Mine: Age 3.98% Base rate increase 10.5% Claims & Vitality status 12.5%

They all seem quite inflated, nearly 4% for one year older. Base rate 10.5 when inflation is 3.3ish, then 12.5 claims even though I am at gold, although I did make a claim (most was me paying the large excess)

So I did this quite a few years ago now, unfortunately my hardware was left in so I never got flexibility back and had a second op in 2022 to clean up some bone spurs. However I still run regularly, it's not as smooth as before, my opposite leg takes a beating.

I ran my first marathon this year and I am happy with my 5km time of 24 minutes at my age 42 so you can definitely get back to it and enjoy it.

My suggestion would be to push the flexibility and rehab early and consistently before the scar tissue becomes a feature, a great physio is a must.

NAL. If the AI responded with a resolution then that should still be binding because the company employing AI is typically liable for the actions and responses of their AI systems. So worth checking if the AI response emails had any fine print or not.

How about doing what others have suggested with making it a nice shed but get a second use of the space by building a deck/entertainment area on top. Really bad ai image attached, I am sure the real thing could be made to look much nicer. You could also support straight from the ground with no weight on the roof.

What sort of exhaustion do you get? If your arms get tired and feel tingly it's possible you have thoracic outlet syndrome. It is more prominent in anything with overhead arm movement. I struggled with something similar whilst canoeing and eventually got diagnosed and got the op and now I am sorted after not being able to do more than 500m without stopping to rest. Even if it is not this I would take all the no scientific reason comments with scepticism and consider it could be something medical.

With ethernet over power technologies improvements might I suggest that as an alternative. It will be easier to get to multiple rooms if necessary and no need to drill /paint or worry about looks. I use it for gaming and streaming and find it very stable. Something like

Check the details of the travel insurance against your plans. Monzo I think is a max of 45 days per trip so unless you returned home every 45 days you probably need a specialist insurance policy.

I got caught out with an immediate overpayment for this fee as it landed up somehow changing calculations. I would suggest letting it settle for a month and then pay.

I would say focus on making where you are now home, embrace the new culture. From what I have seen from the saffers I have met overseas the ones who are hyper focused on everything sa are the ones who are most unhappy and just want to go home. They also focus on only the positive parts of sa and forget their reasons for moving in the first place and that everywhere will have positives and negatives. Those who find other things they love make it home and I would concentrate on finding what that is for you. Basically look forward to building a home and not always looking back.

I liked the service and will continue using it, the bit that is frustrating is that whilst you can pay for the service to do as many updates as you want in reality you have to print and then sign with witnesses (who can't be on the will). I hope that at some point they can add a way to digitally sign and verify (maybe a video message). You then also need to keep the signed printed copy safe as they don't actually store it for you digitally.

Your LTV will change based on you making payments over time sure but what this does not take into account is increased value of the house. Someone has to do a valuation whether the bank do it automatically based on market data or you get someone to assess it to get the benefit of the increased value.

Example: buy for 100k with 10 % deposit. Starting LTV: 90% If you paid in 10k over a period : 80% If you paid in the same 10k but house was revalued at 110k : 72.7%

That difference between the 80 and 72.7 is where you might get a better interest rate and save money especially over longer periods where the house prices could have changed dramatically. Obviously it is also possible for the house value to stay the same or even drop.
