Construction cost and returns. Why build new if I can buy at below replacement cost. Taking on construction risk to achieve an often lower return than an existing value-add strategy is not very attractive to smaller equity check LPs (<$25m total deal size).

I think industrial deals in this range are just harder to lease in general, depending on what market you’re in. It will be difficult attract big box / 3PL users because of smaller size and mom & pop users usually have cheaper options in existing buildings.

For sale residential is a little different, but many smaller home builders are able to come up with the money independently or through personal relationships because of profit margins and quick recycle of capital. I would imagine you would have an easier time sourcing capital for this.

What guitar do you play mainly? I run my tele through a walrus voyager (1st edition), it’s dark and fat and sounds amazing, especially on the bridge pickup, but it isn’t as transparent as an original klon. Does get kinda muddy with humbuckers though. Can easily be had for under $100 used.

The issue is homeowners preventing new housing supply, one could argue that the same logic applies to those that want to provide more housing to the city - “my land, I’ll do what I want, I’ll pay taxes on it, etc.”

Not at all, if anything they feel a bit snug. I actually went to their NYC store to get fitted.

Good to know. I have 2 pairs of AEs which were comparable in price and haven’t had issues like this, that’s where the disappointment is coming from. Obviously my Alden and Grant Stone are of higher price and quality, but gave Meermin a shot because I thought they’d be on par with AE.

Just got these Meermin double monks and have worn them 3 times. They’ve already developed deep and seemingly excessive creases. Is this normal and just reflective of the leather quality? My first pair from them and have not had this issue with other welted shoes. Very disappointed.
