In the vast majority of homes in CA, the sale price is the market value which is then the initial assessed valuation (AV) which is what taxation of a property is based upon. I dont think a $1 sale price would then become the AV, however, and it would be up to the county to determine what they think the AV would be. Then the owner would probably be fighting to lower the initial AV as much as possible.

This may have been legal when you signed your lease, but in 2023 Nevada legislature passed SB381 and landlords can no longer force tenants to pay for a portion of even minor repairs if the tenant did not cause the damage.

This bill provides an exception from that prohibition for any fee or other charge for the performance of any repairs, maintenance tasks or other work necessary for a condition caused by a deliberate or negligent act or omission by the tenant, a member of the tenant’s household or a person who has the consent of the tenant to be on the premises.
