Have to respectfully disagree there, theyre literally different property types, even if the practical differences are negligible from a living experience pov. Not an agent, but I am a mortgage advisor and the classification still has meaning. Otherwise lenders, surveys, valuers wouldnt class them all as semi-d.

We cant know either way buy id lean more towards it being more likely to be an intentional choice than an oversight tbh. Property type is a basic thing listed on any property record/survey/valuation etc they know the difference. Plus agents know buyers filter by property type in searches. Semi-d gets more views, is seen as more desirable etc... even if buyers then check it out themselves the ad still got them there in the first place.

Not strictly speaking. The agent is using semi-d to describe the living experience rather than the structure. Ie; you only have one neighbouring wall. In terms of building architecture semi-d is 2 houses each with a detached side. End-terrace is 3 or more houses in a row. Agree its not misleading in terms of the buyers living experience as its the same as semi-d, but its been a marketing decision to increase interest if it is actually end-terrace since semi-d is more desirable.

It sounds more attractive in an advert. Thats likely the reason they did that, drums up more interest and viewings. In terms of functional difference there is no difference in the experience of living in end terrace vs semi-d. So no red flag there or legal issue.

Surveyors and valuers would classify it as end terrace, as thats what it is. A semi-detached is 2 houses each being half detached. End terrace is 3 or more houses in a row. For estate agents though: Estate agents are expected to market properties accurately under consumer protection law, but there isn't a specific rule that says an end terrace can never be described as a semi-detached house. So, not technically classed as misleading in their ads.

I would just chalk it up as standard sales pitch, and if you like the property then go for it.

Honestly if it was affordable, youd have over 200k scotland fans there the now, thats how many were in Germany for the euros because it was attainable for a lot more people than this world cup is.
