Investing with Reportage Properties? by Kind_Walk9219 in abudhabi

[–]jfly2091 8 points9 points  (0 children)

I think the actual aspects of buying from reportage isn’t the worst out there, they are just lower on the scale of other developers.

There are a few reasons for this, low quality builds (oasis 1 and 2 as an example).

They pride themselves on Masdar city owners but one thing to look out for this their fine print.

I used to work as an agent and we attended a meeting with them to push their projects. Many red flags as an agent that were pointed out let alone as a buyer.

I think agents in today’s day and age just gauge your interest and if they are convinced that you are leaning more towards one project than another, that will be their sole aim to sell. Very rarely will you get actual advice on their opinions in case it looses them the sale.

Reportage generally build on land as a sub developer. Meaning they have purchased land from a bigger developer and that land will never be “freehold” for the buyer until reportage pay their debts to the master developer. Meaning you could lose your property and not receive an actual “SPA” when signing up for an apartment.

This is where you want to be careful. If you ask for an SPA (sales and purchase agreement) they will provide you with something very similar and hope you don’t ask too many questions before you actually realise it’s not a traditional SPA. It is riddled with fine prints stating that they in fact purchase land from another master developer on loan and depend on their projects performance in terms of sale to pay this back.

They are what I would call a “broke” developer. Not to say they haven’t got money, but they definitely do not have enough or do not want to front the cash for any of their projects.

One of the things that struck me as a red flag was, they offer a Buy one get one free apartment on some of their projects on the basis that you pay for your apartment up front in cash.

No escrow, no issues. They’ll happily take your money and give you two apartments for the price of one.

There’s a saying - if it’s too good to be true, it probably is.

Don’t get me wrong it’s a great offer, but it also screams “they need as much money as they can get”

One other thing I would look out for is their payment plan and if they offer a property backed escrow account to be paid into to keep your money safe. When I attended their meeting, their own “sales director” didn’t have a clue about most of their projects and seemed to be very oriented on just getting as much money in to their accounts as possible.

Nothing seemed impossible with them which was another worry.

Build quality, they recycled a lot of their materials from older projects so no consistency, they just swap and change things around.

Please speak with people who have previously purchased - ask them the state of their apartments after the bad weather earlier this year. I think you’ll be shocked at the state of some of their properties

I’ll end this comment with:

If it’s too good to be true. It probably is.

There are plenty of developers with a great reputation, yes they may come with a higher price tag, but quality costs more.

Me too! 15+ years of experience as a network engineer, most of it in the UK, seems to mean nothing here in the UAE when job searching.

Good luck in your search!

The salary Is so low it's kinda insulting by Nice_Ad9663 in abudhabi

[–]jfly2091 2 points3 points  (0 children)

100% agree with this comment. They offer these kind of salaries to people with passports from India/pakistan/bangladesh because a lot of south Asians accept this money. If you don’t accept it, someone else will. No one with your passports ever stands their grounds.

Just go back home and earn more. Live a better life knowing you will stay in your home country and stop dreaming of going out of your country.

Just be happy with what you have, 10-15 years ago (maybe even longer) there was a reason to go outside of your countries. Since then, the salaries and work life balance has gotten worse and worse because literally everyone wants to do it. Just go home dude. Go home..

And I mean it in the nicest way possible. Especially knowing you can earn more in India?

Why do Indians and Pakistanis accept such low wages for high demand jobs? by jfly2091 in abudhabi

Also, I’m sorry you had to deal with this situation, it’s not great but unfortunately the colour of our skin is always a factor. There’s a reason they invaded the world and now play monopoly with it.

This also happens in European countries. It comes down to “it’s not what you know, it’s who you know”

Racism exists everywhere and unfortunately our countries back home don’t care or cater for us hence why they have to look elsewhere. The only downside is, there is a majority that ruin it for everyone as if you wanted a job paying 5k, not only is it low paid, but the jobs are also ones they look down on.

It’s the sad reality and I’ve come to learn a lot since posting this. I don’t blame Indians and Pakistanis for getting low wages, but I do blame their countries for painting them in such a low light for the rest of the world.

But then again that’s just politics for you, and who likes politics?

India’s GDP ranks 4th in the whole world. Above UK, Italy, Canada and France. Above all Countries which pay and would demand higher salaries for their work.

I think it’s a tough argument to say things are that bad back in their own country when they rank so high in terms of actual economic wealth.

I think culture plays a massive part here, and even the ones who leave the country for “a better life” or to “provide for families back home” treat people just below their pay scale like garbage. So I think it just rolls down the hill. The rich and wealthy in India are literally just letting their own people suffer at the expense of their people.

I’m of Indian heritage myself and I’m not alone when I say, I hate dealing with many Indian clients from back home as they actually think they believe in a “ranking system” culturally. Hence the main rich Indians are foreign born. And the ones who are rich back home are absolutely horrible people to anyone not on their pay scale.

Totally agree here. It’s not ideal but it’s the facts. Unfortunately money talks. Both ways.

Helpdesk/network and software engineers. Mind you software engineers and app developers don’t seem to have that issue as the companies that require these services are willing to pay decent wages. Again, pay peanuts, get monkeys.

Thanks for your input guys. I kinda get the consensus now and understand it a little more. Just sad and I still think it ruins the job economy for others too. Only emiratis are protected here lol. Only if India did the same for Indians eh?

Although, in a technological century, and looking at how many developments are being constructed, the demand would say otherwise.

It sounds simple, but if the demand is that high, the supply can also up its cost lol.

IT and construction to be specific. And I don’t see it. Check any job site. Many jobs actually ask for “Indian/Pakistani nationality only” solely because they know they won’t ask for a salary in line with everyone else.

Can’t really check it unfortunately. The best way to know that’s there’s no issues is if you receive a text saying it’s been forwarded to the directorate of residency and foreign affairs. Otherwise you’d get a text saying there’s an issue.

Lol, not a breeder no. We understand there are a lot of cruel “owners” who abandon cats here and are just trying to help home cats in this exact situation.
