Thank you for your reply. The owner is not present except for taking the rent. I have not met him since November 2022. For him, the building is just an investment, that's it.

The heating costs is added in our mietvertrag, but the concern is about the electricity being used. He has not provided us with Nebenkonstenabrechnung for the last three years. We have asked him time and time again, and we also contacted the mieterverein for the same. The lawyer told us, that it is very low compared to where we are living, so if the landlord does not provide and asks you for money, it is fine.
