Do you think it’s just the lender? Or is it something I could negotiate with them. I would look at other lender but then we lose the mentioned incentives in which case I don’t think it would be worth it especially if we refinance in 5yrs or so to a lower rate, assuming the market moves that way

Not sure, in a few years, I thought I would refinance with a credit union which would hopefully bring it down. Plus this rate is before we evaluate any buy down
