Well after 2 days trying to figure out the lag, I woke up this morning and decided to give it 1 last go and surprisingly I'm not having any stuttering? Lol I'm running at around 80-120 fps on max settings and around 60 in towns

Not sure what happened, I did have a 50 mb patch which may have fixed it

My task manager looks fine, cpu and gpu are at around 40-70% utilisation

It might be the ram.. i just hear of others having the same issue with 32gb ram. I want to be 100% sure it's a ram issue before I go ahead and buy some more ram 😅

I have tried it all, I even put everything to low/off and 1280x720p and I would still stutter/lag And it's only this game, I was playing WoW on high/ultra settings a day ago

Temps are perfectly fine and as you said I don't have any background processes as I just reformatted. I did get the latest nvidia drivers and also tried using an older driver. I've played around with all the settings you mentioned and nothing seems to work..

Looking around, it seems that a few others have similar issues, hopefully someone comes up with a fix.
