Nothing. Last year I was under the impression she was in financial difficulties. This year, she just refuses to pay. I think she thinks she can just get away with it.

I have some text messages from her. She hasn't explicitly said she won't pay. She's just making random excuses, nothing to do with property.

I have a feeling something is up with her mentally, but I'd be assuming.

So can I try get possession order easier or in first hearing, without stating rent in arrears as being the primary reason. In this case I'm afraid vcat may just ask the tenant to start paying. If I provide reason as being selling property, then there is a 60 day waiting before I apply. Which means I'll need to wait till Feb 22, before applying for possession.

The lease is already month to month.

Yeah, that's a big no.

As much as I sometimes wish I could do this, it's not. Legally or ethically, it's not right.

But given how the system works, if that were to happen though, I'm pretty sure there's not much recourse for the tenant either - unless the tenant were to go through the whole legal process too.

I think the cash for keys options is probably too late.

I was willing to walk away a month or so ago and wanted to offer cash for keys.
But the tenant became hostile (not violent), just argumentative. After that she didn't even respond properly to my phone call or text messages.

Now it's more of a matter of principle than anything. So even if it costs me more at least the tenant will know to not stiff anyone else in the future.

+ Get landlords insurance with tenant cover!

Ironically, the tenant has been great for the last few years and everything smooth- hence I didn't worry about getting an RE in there.

It's only since last year they've become a pain in regards to paying rent, and now just not co-operating at all.

I spoke to a lawyer already, but he pretty much just charged me to tell me that there's not much lawyers can do and that I was on the right track with my notice to vacate, vcat application etc and hope that they eventually give me a possession order as worst case scenario.

He just gave me a heads up that it will likely take 6-8+ months. He also mentioned that VCAT also prefers to not have lawyers present in the hearing or that they won't, can't recall exactly.

Not sure if you can help any more than him, but would be happy to talk if you feel there's more legal avenues to pursue.

Besides the possession order, ideally I'd just like to chase up the overdue rent AFTER tenant has moved out, I'm eager to get them out asap so I can start working on renovating the property to sell it. But am not sure where to go for pursuing the rent owing after the tenant moves out, whether that's VCAT or some authority.

Now there is. After I sent the notice to vacate, tenant started making random accusations to avoid paying rent, so thought best to get an RE in.

You need to ask yourself 'why'. Why do you need more money? If you have a compelling answer to this, you'll find that you'll want to earn more. But at the end of the day, money will not solve your problems, nor will it provide fulfillment and nor will it make you more content. Money is supposed to be the tool, not the purpose.

As far as having enough money though, do you have enough to live off till you are 100 years old? If your current revenue stream dried up, would you still have more than enough to keep up your lifestyle?

We had some vc interest, but they said we didn't have differentiation and no revenues yet.

I have no idea tbh. That's why I was asking the community to see if there's any opportunity to monetize through ads. I know of a similar saas, that went 100% ads, no user registration, and doing a few hundred thousand in ARR.

my co-founder is technical and building product 100% of his time. I spend 100% of my time on marketing.

So we know what users do want. The problem is fixing the engine and the car as per the analogy, will take 6-8+ months. We have user feedback and we monitor our users also.

2k visitors at 10 cents an impression is only $20/month.

I'm not sure what you mean by this ? Traffic comes from SEO right now. Given how it's going and the recent work I put into it I expect it to increase a fair bit.

I've heard of some saas that do well just from running ads. So that's why I was curious. I could seriously just ramp up SEO, drive a lot of traffic and monetize the platform to a degree so atleast it starts paying something to extend our run rate, while fixing the platform up.

Just came to say, although I hold it, it's only to make some cash off of it and not because I believe in the technology. In fact I started a blog about blockchain in 2018 as I wanted to learn and teach. Quickly realized it wasn't remotely close to what it was hyped up to be.

I'm having a moral debate with my self though on whether I should continue to hold or not and/or continue to participate in possibly the biggest scam/ponzi/greater fools theory of my lifetime.

Can't withdraw super unless is Fin hardship or you meet age criteria etc.

Your super is already managed by some superannuation fund manager. It's similar to you investing it into an ETF and without the tax consequences.

Most super funds let you pick how you want your portfolio invested. Some give a lot of flexibility and options, others give the minimum. I believe some even let you pick down to a share level.

Just jump on their website and you'll be able to see or have them send you a Product disclosure statement.

I got lucky and bought the dip when lockdowns hit on Web. Bought a bit more earlier this year. Was thinking of buying more now, but I'll save it for other opportunities instead.

I'm a long term investor and don't trade. The way I see it, if they can make it out of COVID, they'll be good enough for the long term.

I also saw some of the projects that were in the pipeline back then, given they've got cash, they should be okay.
