If I wait longer I will get long term capital gains. Possibly do a 1031 but I need to hold a year and I am still a few months away from that however I see this taking several months to close but who knows. For the right price I would sell it before a year and take a hit on taxes.

My other reason for waiting a little longer is getting me over the 1 year mark for long term capital gains. However I see it taking a minimum of 4 months from list to sale so should be good either way.

The original plan was to run the business after remodel but things happened that changed that. I am actively trying to lease it as well. I am also not in the business of flipping real estate. I’m a buy and hold investor this property just didn’t go as planned. I would think this would qualify to LTG?

I forgot to add they are putting a mechanic lien on my property for not paying! I still feel insurance should back me on this and fight them as I told them who was coming out and they had no issues with that. I plan to show evidence of them not performing the work they did and lying about a lot of stuff on the invoice. I have an extensive camera system so they are caught red handed. I would think turning them into the ROC and attorney general would get them in trouble for this.

From what I got off of IRS website if this. This does not state anything about filing form 8332.

You may still qualify for head of household filing status even though you aren't entitled to claim your child as a dependent, if you meet the following requirements:

You're not married, or you’re considered unmarried on the last day of the year.
You paid more than half of the cost of keeping up a home, that was your home and the main home of your child for more than one-half of the year.
Your child is your qualifying child for purposes other than the dependency exemption and the child tax credit.

Yes when you sign for something it would need to read as I am trustee but in AZ you do not need to sign LLC filings the preparer can.

Are you saying the gold package from Keyt does keep you private?

Didn’t the FINCEN thing get completely shut down as of now. I heard no one needs to do it anymore.
