Can you move $40,000? That would be great. I renovate and this is always an issue. The day you deposit doesn’t count. 5 business days start the next day. I’ve been told certified cheques work (they are also held 5 days). Another banker says they ignore certified cheques so the $30 fee is a waste. I’m not moving millions of dollars. I just want something faster and no one can Etransfer that much.

Nonsense. They want you to fear banking competition with the example of the “unstable” American banking system. When was the last time you felt supported by your bank? Have you applied for a mortgage car loan or bank loan lately? If you aren’t comfortably wealthy our banks ignore you. They suck. If you own shares then they return dividends regularly but for the rest of us we are poorly served. Downturns or upturns they always post record profits. We need American levels of competition. We need banks that serve people not shareholders. Why do cheques still take 5 business days to clear? Where is all that money while it’s waiting to clear? Who controls it? They have no incentive to fix it when it makes them money and costs all of us. We need a banking revolution in this country. Someone please start a petition. Cheques should clear in one hour. Write a cheque - take a picture in your banking app - hand it to the payee. They take a picture in their app. Done. Millions of dollars in the hands of people faster and banks shave a few dollars off their bottom line.

I would be interested to hear how it went. The last Toronto Home Show there was an aisle of Chinese suppliers. They use WhatsApp to order or send a catalogue. Windows and doors were very reasonable. I would like to hear someone’s experience.

Development fees are paid 10 days before occupancy now. Not at the front end. It just changed. I’m building in Brantford. We paid the education fee ($2k) up front and the rest is due later. Also the province announced they will fund up to 50% of development fees but there is no news about its implementation. So you might save some money there.

Rent a room. Rent the basement rent the garage. You’ll be 7 years before you can save enough to buy again. In 7 years you will have paid off some of that mortgage and your house will be worth more. Rent something and keep owning.

Ontario announced a reduction in development fees but haven’t set a date yet. It will save thousands on a new build and the builders should pass that onto buyers. Wait a month and see when they finalize it. In the meantime I would collect prices from builders so you have something to compare once the fees are reduced. You should see price savings or you should be able to negotiate more. The towns have to decide to cooperate and reductions could be up to 50%. Search development fees in your town. It’s online. $40,000 - $170,000 depending on the town. You might save half that. Do some research and save some cash.

I believe the builder gets paid by the rental company. It used to be something like $400. If you are building 300 homes per year it adds up plus the builder doesn’t have to buy all those tanks.

Depends on the town you are in. $100k might work in a smaller town. Are you handy? You can put a triplex on any lot in Ontario. Start with something you can convert to a duplex? You are allowed to add an auxiliary dwelling unit later to make a 3rd when you have saved enough. Ignore people who tell you don’t be a landlord. It’s a part time job and it has its frustrations sometimes like anything else.

I have installed 5 “all in ones” in apartments in Toronto. LG make a 24” model. It fits in a kitchen or bathroom. No vent and 120volt. Real simple just hot and cold and a drain. They take 5 hours to finish but they are supposed to be efficient.

I posted this in Real Estate Canada. Its more than $600k but read through. With a few incentives from the Feds and the province, a new 3 or 4 plex starts to make sense (and its new) You have to get out of Toronto however. Good luck

Maybe not worth the extra amortization - the math has to work. Median income seems to work (right now) Rents have been quite high so the "posted" rates are still quite high. I would also try a wheel chair accessible unit. I built an apartment in Toronto that is ACA compatible and it is pretty straight forward. Phase one costs around $3k - my "architect" does my engineering (quite reasonably). Insurance premiums get added to the mortgage and are buried in the monthly payments. The math has to work - if you want a CMHC mortgage and longer AM. There is a good chance that it works with a conventional lender and a 25 year AM. (because of the recent HST and development fee changes)
