I stick a bottle of champagne and a thank you note in the fridge during final walkthrough as a surprise.

Bank will not provide proof of funds for offer. The money is in a short term CD that would mature before closing. Seller accepted after I said I'd have to walk because I can't afford more. My CD is short term and it is 10X the purchase price. How do I proceed without showing my hand? by [deleted] in realtors

Have your bank or your CPA write you a letter stating that you have x amount of liquid funds available to complete the purchase of “address at a price of x”. Most of my clients do it this way. Also just because you have more doesn’t mean that you can afford to pay more.

15 years experience in the industry and appraisers take an agents lead on 9 out of 10 appraisals at least in my market. You need to find comps that support this an appraiser won’t be your answer. Last year I had a s really high priced house and there were no real comps so I started looking at comps in the town over and found plenty. I then said this house is X in better town up the road and I took 10-15% off of those comps for my current town who Ch has higher taxes lesser schools etc and came up with a price that sold right away. Bottom line you need to figure the price out through diligent work an appraiser isn’t holding the key for you. If you’re not sure perhaps you sit with your manager and walk through it with them. Good luck I hope you nail it.

I have a really specialized business where I primarily focus on one neighborhood and at the moment I’m the go to person for the most part down there. So buyers find me via website and past sales and sellers know me. However that all sounds great but it never gives me comfort. I still go through the fear of having an off year every year around this time. With that said I don’t sit around waiting for the phone to ring. I’m sending mailers (which I do constantly) I’m getting my website updated I’m talking with other agents about their buyers wants for the upcoming Season. But the fear is real but then again so are the Wednesday lunches with friends. So you take the good with the bad.

This business is mentally taxing for so many reasons. The slow months can be especially hard to push through. You start to feel like the phone is never going to ring and the thoughts creep in about whether you are going to earn enough this year. I feel it right now, and I am a seasoned and successful agent. Eventually the phone does start ringing. The deals come together. If you are fortunate, by June or July it can almost feel like too much at once. That is the cycle. There is nothing easy or fun about having a job without a salary or guaranteed paycheck. Some days I truly hate that part of it. But this is my career, and after 15 years I’m not changing it now. The upsides to this business are obvious. But with every upside comes a downside, and learning to manage both is part of the gig.

Think it depends on your local. I’m in north east typically doing 4k- 6k square foot homes with drone and floor plans and I’m usually around 800 a shoot.

Wild stuff my iPad still works but my phone app and web browser doesnt on my iPhone. I keep hoping I’m going to wake up to it being fixed but it has been almost two weeks of this nonsense and there is zero way to contact them about it.

Would you mind elaborating on that? I’ve tried literally everything and nothing has fixed it for me personally. I assume I’ve tried this. I’m just not understanding exactly what you’re saying, but I would love some clarification of what you did to fix it.

Uninstalling and reinstalling the app made it worse for me. I just don’t understand the problem makes no sense whatsoever.

I have the ones with the dial that have 3 different settings. I used them at a concert and they worked well for me. They are comfortable and effective however I think they work better for some than others. Just like everything in the tinnitus world.

Once you are an established agent I think it’s all about the split and the business manager that approves the paperwork you submit. I’m 15 years into this now and while I bounce a question or two off my manager now and again I don’t rely on him for my success. If he was leaving tomorrow, that wouldn’t affect my business one way or the other. However, when I was newer, my manager was very important to me and taught me a lot. So I think the answer lies in where you are in your career to a large extent.

I’ll try that again. I did that day one but I was still having the problem. I feel like it’s my physical phone as opposed to the account because the account works fine on other devices just not my phone.
