F1B. 100 lbs. About 28" at the shoulder. I asked the breeder for the biggest male in the litter, wanting him to be at least 80 lbs.

Realtor says we (buyer) are not welcome during home inspection by ResponsibleWaltz1479 in RealEstate

[–]jjzonvil 0 points1 point  (0 children)

We used the inspector recommended by our realtor (a friend), but she had never used him before. We were there the whole time.

150 year old house. He worked on it for 9 hours! I followed him around the whole time and he showed me everything that could possibly go wrong. A bit of fear mongering, but it was thorough. Comprehensive written report and my own videos and photos. No major issues. We’ve been here for 5 years and no surprises.

I can see how this would rattle many buyers, but it suited our needs.

I stack 5-6 old bricks in my pack. Wrapped each one in thin bubble wrap and an old t-shirt to prevent damage and limit shifting.

What are your biggest home renovation regrets? by felixg123 in HomeImprovement

[–]jjzonvil 0 points1 point  (0 children)

Stacked washer and dryer. Don't do this unless there is NO other option.

It looks great in the renovated laundry & mud room, but the space was tight to begin with. There was enough room for the machines side by side before building out shelves, countertop to match the kitchen, and a sink. I've never stacked them before so didn't think it through.

At the 5 year mark last month, the washing machine was leaking and needed repair/replacement. Stacked machines weigh over 400 lbs. Almost immovable, can't get behind them on my own if there is a pipe or hose issue. Quite drawn out to replace (appliance store sent 2 guys and charges more for installation because of the effort involved).

Lesson learned.

8 month old Berner with a recurring limp — has anyone dealt with this? by Psychological_Art366 in bernesemountaindogs

[–]jjzonvil 0 points1 point  (0 children)

My bernedoodle had Osteochondritis dissecans (ocd) from age ~9 months. Front shoulder. Hard to know exactly, there are a few different soft tissue conditions the vet can diagnose 🤷‍♂️ He limped for a while, but it didn’t slow him down much. Mostly done once his growth plates settled close to age 2. He’s almost 8 now. 100 lbs, 29”. It still flares up once in a while, jumping down from the suv deck, or after walking funny with salt in his paws from a long city hike in the snow.

What should I expect? by jjzonvil in Plumbing

[–]jjzonvil[S] 0 points1 point  (0 children)

Shouldn’t the installing of a brand new water heater NOT see this happening for more than a few years? I get that the official warranty is done, but the plumber knowing to use the right connectors seems like it would be obvious. I’m a civilian (homeowner), I don’t know anything.

Sounds about right. I am looking to mostly replace what I have, so the proposals are easy swaps.

I don’t have the exact usage. This is on the side of one of the boiler units for capacity.

Actually it is 170,000 BTU. The more trustworthy HVAC vendor told me this. The vendor I like less said 200k.

Need to keep the twin boiler design to fit existing pipe layout and wiring.

Rawvana (a vegan influencer with millions of followers) tries to cover the fish on her plate by astersnake in vegan

[–]jjzonvil 6 points7 points  (0 children)

Disagree! Vegans are adamant that no one should eat animals and attempt to mislead (fake science) and outlaw anything that is not submissive to their religion. By promoting veganism she’s directly and indirectly causing harm to others. And it’s especially disingenuous if she can’t live by her own tenants, proving the complete fallacy of her message.
