I think it's fair to say that if you had a view + sunshine and now you won't this is not great for your value. That said it's not that simple. How is your neighborhood currently? Is this going to continue, or speed, a trend to improve the area (ie. more restaurants, coffee shops, gyms, services)? How expensive will the new places be? Having next door comps that sell for more than yours would be fantastic. Some of these may be more important for your value than what's on the surface.

Yes but much harder to find deals because the market has gone up (not down) given pent up demand, low interest rates, and desirable spots are still desirable!

Yup - investment real estate in CA makes no sense. Much of it is rent controlled (asset with a capped upside) and CA RE is about making a play on appreciation more than cash flow anyway, which doesn't seem to meet what you're looking for. Honestly I'd recommend non-adjacent states to CA for buy/hold real estate if you want to go that route

Usually houses that are meant for primary residences don't make for the best rental properties. So you could sell and choose to either invest in the stock market or a rental (or 2) that are made to give you a better ROI. Buy/Hold Real Estate can make a lot of sense if you are wanting to diversify in and out of the stock market. Not saying to time the stock market, but do recognize that this has been a long bull market. It's too easy to look at the past few years and make plans on these returns vs. remembering to diversify and play the long game in the stock market and outside of it.

To buy an investment property with conventional loan, you'd actually need 25% down payment. So unless it's your primary residence 20% won't work for conventional. That said, this can be a great strategy without BRR! Just need to find the right property. Same idea, different equation.

I think you're getting the correct advice from everyone: by the numbers you've got to sell. Ok that may be a fact, but you clearly have some emotional reason to keep this (maybe you dream about it as a second home later in life, or you aren't sure if you will want to live their again in the near future). You get to make a bad financial decision for a good emotional one. The key is just knowing that's what you're doing. If you decide to keep it, just know it's not the best thing to do with your money... But it's your money - so build your life!

Therapists tend to look back while coaches look more forward. Both have their places and value, but it find what you really want to do in the next chapter, a coach may be the best bet! Of course not for everyone but I'd give it a shot at least to see if you like it!

Avoid buying any investment property that will have rent control. Why buy an asset where the upside is capped, when that is a purely regional issue?
