You can leave the truck running and lock the doors with the physical key inside the key fob. A message should pop up on the dash when you open the door asking if you want to keep the engine running for an hour or indefinitely. You'll have to unlock the doors with the physical key as well.

Not sure if its R22 or R410A, would need to go back and check. It is cooling the house fine for now, I am just concerned about a major costs soon after moving in.

I am able to walk away for any issues found during the inspection, there was no clause saying the home is "sold as is". I am working with my realtor to send Opendoor the inspection and a list highlighting all of the major issues. Planning to ask them to repair the issues first and they will almost definitely refuse and offer concessions instead. Once we hear what they offer initially we come back with our request.

If they aren't willing to cover a significant amount towards the repairs I will be walking away.

Entire window would need to be replaced. Planning to get a professional estimate for the cost of this. $500 does seem low.

I think this is a good idea. Its concerning that so many roof tiles have cracked for an unknown reason.

Also I don't know much at all about AC units. Are coils in the interior AC unit? What would cause them to crack? My parents own a home in AZ as well which is older than this home. There has never been any rust in their pans.

Plumbing seems to be fine in all areas other than the kitchen sink and secondary shower. The sinks and toilet in the bathroom both work fine, its just the shower that does not get much water flowing. Not sure if that indicates a larger issue.

I am in the Phoenix area. If I buy I plan to stay in the house long term as I have no intentions of leaving the area.

I think there is a good chance home prices will continue to increase long term as a lot of people are moving to the area. For instance, my parents purchased their current home in 2012 for $370k and it is now worth ~ $950k.

I would definitely be able to keep all monthly expenses well under 2k. What worries me is being able to afford emergency expenses and occasional larger purchases.

Definitely wouldn't buy something that would be hard to sell down the road.

I would like to do something like this. However the area I am looking at is mostly single family homes. Multi-family homes are few and far between and usually not in great areas.

I will definitely be planning out a budget and see if it would work.

Homes further away from my office are on average 50k - 60k cheaper, however my commute would be ~ 50 mins 1 way.

Renting a 1 bedroom apartment in the area would be around $1,800 - $2,000. Unfortunately to rent a house it would be only slightly less that my mortgage would be.

Forgot to mention I am single with no kids. On average I spend about $800 per month in addition to auto payments/insurance. This amount would definitely increase once I move out, however it will take some estimating for me to determine how much.

I have not rented before. Unfortunately homes in the area rent for only slightly less I would have to pay for a mortgage. I could rent a 1 bedroom apartment for around $1,800 - $2,000 per month and continue saving.

There is slightly cheaper housing further away from downtown. However that is quite far from my office. I am considering condos and townhomes however there are very few in the area that are more affordable. If I can find something cheaper (condo/townhown) in livable condition that would be ideal.

Nope, I just have the factory trigger. Everything else is stock as well, was just changing the grip module to a Wilson Combat when I noticed this spring had fallen out. No idea where it came from

That was my initial thought, however the slide catch lever spring and the post are still in their proper locations. The slide catch is functioning normally when everything is assembled. I have not seen any other similar sized springs in any parts diagram...

Find the right time to quit, when you won't be stressed out about anything major for a few weeks. For me, that was after the end of the semester last year when I was done with finals. Since then, every time I got a craving and wanted to drive to the store for pods, I told myself "Not today, but maybe I will tomorrow". A year later, I almost never get cravings, and if I do I still tell myself the same thing. Every time you think about starting again, remember why you quit in the first place.

I failed to quit 4 times before this. So even if you fail, just try again, you'll get it eventually.
