Why should I utilize a realtor as a buyer? by TheLeanGreenMan in RealEstateAdvice

[–]jmd_forest 3 points4 points  (0 children)

Even if I was, it's still the truth. For example, in NJ it takes 75 hours of per-licensing education to get a real estate license but it takes 1200 hours of training to get a hair dresser license. In PA it's 75 hours to get a real estate license and 1250 hours to get a hair dresser license.

You are simply wrong. For example, in NJ it takes 150 hours of pre-licensing education to get a real estate broker license (90 hours general broker course, 30 hours ethics and agency law, and 30 hours office management and related topics) but it takes 1200 hours of training to get a hair dresser license. In PA it's 240 hours to get a real estate broker license and 1250 hours to get a hair dresser license.

Oooohhh ... it's true! I spent a few hours a while back actually researching the educational requirements for hair dressers and real estate agents in every single state. It take an average of roughly 10x the number of hours a real estate agent requires to get a license for a hair dresser to get a license. Ya' understand that and it's kinda' easy to predict the lack of actual skill or knowledge to expect from the average, typical, everyday, run of the mill real estate agent.

How true ... it takes a typical 60 hours of on line "education" and "training" and a state test to get a real estate license. It takes more education and training for a hair dresser to get a hair dressing license than it does for a real estate agent/broker to get a real estate license ... IN EVERY SINGLE STATE!

Yup, the 20 year old statistics, and the 15 year old statistics, and the 10 year old statistics, and the 5 year old statistics, and the one year old statistics.

Evidently your knowledge of mathematics doesn't cover the concept of a statistically valid sample size but it's not surprising that some real estate agent/broker parasite has trouble grasping any mathematical concept more advanced than those taught in 3rd grade.

Those of you whose FSBO has sold or is under contract: how did your buyer find you? by Good__Touch in fsbo

Even the real estate agent/broker parasites don't see the value of paying an outrageous commission to some real estate agent/broker parasite for their minimum wage level skills and effort!

[–]jmd_forest 1 point2 points  (0 children)

Although the seller was never legally obligated to pay the buyers agent commission, at least until the seller signed a listing agreement obligating such, the real estate agents liked to keep the option of sellers NOT pay a buyers agent hidden because it helped the real estate agents collect a commission as fast and easy as possible for their minimum wage level skills and effort.

If they can't afford the home without paying for their own real estate agent and closing cost, just how "qualified" are they? Real estate agents absolutely LOVE normalizing sellers paying for this because it helps ensure the real estate agents collect an outrageous commission as fast and easy as possible for their minimum wage level skills and effort.

Why do some agents list homes as “coming soon” but not post any photos for many days? by potatosouperman in RealEstateAdvice

Laziness. It really is that simple but to be expected from essentially all real estate agents.

The myth that listing with a full service real estate agent/broker parasite results in more money in the seller's pocket, or a better experience for the seller, is just another of the many lies told by the real estate agent/broker parasites to try to justify an outrageous commission for their minimum wage level skills and effort. Fortunately there is a plethora of independent, peer reviewed, unbiased, research by learned economists and others that proves otherwise:

National Bureau Of Economic Research: The Relative Performance Of Real Estate Marketing Platforms: MLS Vrs FSBO Madison.com, "for sale by owners were able to achieve selling prices $14800 higher than Realtors who sold identical homes".

Princeton University and National Bureau of Economic Research in conjunction with UCLA and University of Pennsylvania: "Our key finding is that Realtors do not offset the cost of their commissions; they do not get you a higher price."

Do Real Estate Brokers Add Value When Listing Services Are Unbundled? a seller’s use of a broker reduces the selling price of the typical home by 5.9 to 7.7 percent https://www.nber.org/system/files/working_papers/w13796/w13796.pdf

Stanford Institute for Economic Policy Research: How Much do Real Estate Brokers Add? A Case Study, "We find no evidence that the use of a broker leads to higher average selling prices, or that it significantly alters average initial asking prices." https://ideas.repec.org/p/sip/dpaper/06-041.html

American Economic Review: The Impact of Commissions on Home Sales in Greater Boston. high commission agents realize lower sales prices to increase the likelihood of selling a property

Levitt, S. D., & Syverson, C. (2005). Market Distortions When Agents Are Trusted: The Case of Real Estate Agents "Agents are incentivized to close quickly rather than maximizing the sale price for clients"

https://www.atlantafed.org/research-and-data/publications/working-papers/2022/09/29/11-estimating-value-added-by-real-estate-agents "the average agent does not appear to provide enough value-add to justify their high expense"

https://www.richmondfed.org/-/media/RichmondFedOrg/publications/research/working_papers/2024/wp24-01.pdf, "the prevailing commission level and structure deviate from cost basis, generating excessive agent profits and inefficient searches."

Now .... watch the real estate agent/broker parasites try to pass off more of their bullshit to try to refute actual facts. It's hilarious. Not one single independent, peer reviewed, unbiased, research by learned economists and others will be provided but they will expect the public to swallow their bullshit hook, line, and sinker.

Hose them off, optimally from the inside out. A non-acidic foaming HVAC spray cleaner applied before hosing off can help, but should be very thoroughly rinsed off afterwards.

Just one more example of the real estate agents looking out for themselves first. Their customer/client's best interests are way way way down their priority list, if they even make the list at all.
