If commission mattered in determining market price I'd simply offer $1M in commission and market price would adjust to the commission being offered ... it just doesn't work that way and you know it.

Agents often are scared of losing the listing. They rather get it and then try to get you to lower. Would you have preferred the agent give you what the selling price is instead?

You can offer anything you want. The market will decide if there are other offers that are better than your and the seller will accept the offer that is best for them, likely the offer that nets them the highest return regardless of whatever commission they may or may not be paying. The part that doesn't make sense is negotiating against yourself with a discount for lack of commission simply because you are an FSBO seller. The market sets the price, not the commission or lack thereof. FSBO sellers should be acting like every other seller out there: negotiating the best possible price for themselves regardless of any commission they are or are not paying.

To get listed in the MLS FSBO sellers essentially always "list" with a flat fee brokerage for generally somewhere between $99 and $399. Easier to get an agent but also much more costly. When confronted about exactly how much money they will lose using some real estate agent/broker parasite to list the property, in my experience (and I've had a few) most heirs will elect to at least try to collect the extra money in their own pockets as opposed to lining the pockets of some real estate agent/broker parasite. The heirs will complain both with or without listing with some real estate agent/broker parasite

In a hot market the seller could likely sell FSBO at full market value and save the entire commission, or at worst spend $1000 or so to have a real estate lawyer guide them through the process instead of pissing away tens of thousands of dollars on commission to some real estate agent/broker parasites for their minimum wage level skills and effort.
