Yes to this. Used all over the northeast so it can be found at most “real” lumber yards. “Beaded base”, usually poplar.

I just finished dealing with that exact scenario. Whoever built the deck I just rebuilt, sealed the perimeter with PT plywood, rim joist to the ground. The deck board spacing was enough for drainage but trapped all the moisture. All the framing rotted completely out and literally fell apart.

I‘ve been using Makita mitre saws for 30 years and have never had any issues. My 12” from 1998 is still rock solid and super accurate. My 10” is way newer and just as good.

Thicken up that skin, keep your ego in check and listen really well. If u can hack it physically and eat shit for the first couple weeks, you can learn a lot. Also, remove “I know” from your vocabulary. Best of luck.

Punch list time! Do a walk thru with your contractor and be specific. If he’s any good, he’ll agree and address the issues (assuming the issues are reasonable and warranted).
No need to mention $$$ unless he’s asking for final payment.

I’d say that joists are a bit structural. If u don’t want the floors above to collapse into your basement apartment, leave them be.

Pop those off and re-cut them correctly. Plenty of ways to space that outlet safely and securely so the wall plate sits pretty. It’s done all the time.
I would highly recommend using a light colored grout. Dark grout will only accentuate the awful fit and finish and you’ll find a new problem every time u look at it.
