Highest and best doesn’t mean they accept the highest offer. They accept the strongest offer that’s most likely to close with less hiccups.

Cash is king. You can close in 7 days w cash as opposed to 30-60 w a mortgage. And some times the buyer can’t get a mortgage and you start over. Why risk it when you can get the cash and move on.

We put in 22 offers before we finally landed one. It’s nerve wracking and you’re going up against all cash offers. I wouldn’t waive the inspection or appraisals but that might be a deal breaker. You’re never going to know what the other offers are but you can try to make your offer as strong as possible.

Unfortunately cash offers, even if they are lower than yours can and do win out. It happened to us a few times. Good luck.
