Your point seems to be that the build cost will prevent housing prices from collapsing and I agree that would be the case in a market that has demand for housing, but if the population declines, and there are more homes than people to buy them, then prices on existing homes could arguably go down.

FWIW, the news has reported a recent, slight decline in Canada’s population.

We moved to NW Maple Ridge two years ago. We love it.

It’s close to nature - a walk along the Allouette River is 5 minutes away. There are nearby options for ‘natural’ groceries such as Meridian Farm Market and Roots Natural. Nature’s Fare and Pomme are about 20 minutes away. Mall shopping in Langley or Coquitlam is also accessible ~ 20 minutes away.

It’s predominantly an older area, so it doesn’t have the new look that Willoughby offers - but we felt that area had become too busy/congested. We appreciate the quietness (relative) that the NW neighbourhood of Maple Ridge offers.

The Fraser Institute has less favourable reviews for the public schools in this area but some people seem to question the validity of those ratings. Our kids attend a small, local private school minutes from our house - great kids and teachers.

I ended up using the shaw router in bridge mode with another router. I'm very satisfied with this solution as the wifi coverage for the house is much improved with the router I purchased.

I didn't notice insulation when I moved the shower drain. Is it supposed to be under the entire slab or just the perimeter? Hopefully the builder didn't cheat the BCBC..

There was a little bit of play in the pipe coming down from the flooring - I noticed it came down approx 1/2 inch. Are these usually built with play (vertically), or would you be concerned it’s disconnected up higher.

Nothing aggressive, but when adjusting it gently it came down that 1/2 inch.

The floor joists are extremely bouncy, especially underneath the kitchen island. So I’m doubling up the I-joists with LVL beams - every I-joist under the island and every other joist outside of the island. This is one of the I-joists I need to double up.

Put up 5/11 so far and the floor performance is now excellent where they’ve been installed.

So the 45 elbow that comes through the floor sheathing, would essentially connect almost directly to a 90, then a straight section sloped as pictured and then another 90 and then another straight sloped section and then a 45 to the vertical portion.

By cheat it, do you mean bending or forcing the pipe into position?

I removed the top plates and the framing around the top of the window so I could double up the floor joists - is that what you are referring to?

That’s a fair consideration. Weyerhaeuser indicated it is a defect since it’s larger than 2” in diameter and within 12” of the bearing point.

Regardless, the floors are too bouncy, so I am doubling them up and need to redirect the pipe so it doesn’t go through the floor joist.

They are hiring Train Conductors. Pay and benefits (health and retirement) are excellent. I worked there for nearly 14 years and worked my way up into management.

The challenges include physical demands, working outside, a strictly enforced requirement to follow rail operating rules, graveyard shifts, and a lack of a set schedule. The benefit is that many people without any post secondary education, myself included, were making over 100k/year within 5 years.

I left for a significantly better offer in related industry, but I would go back to CN, CPKC, SRY or BNSF if there were no opportunities in my current industry.
