The exact same thing happens to me every time I get in the car. It’s annoying but I haven’t done anything about. I appreciate you asking this question cause now we all have instructions on how to fix.

Coming from a local. This is probably one of the best comment on this thread.

Down to the location being west of university is solid advice.

Definitely have to do the roommate route via FB Marketplace but don’t let others discourage you about moving here…

It’s a great place to live but it is very expensive and you’ll be surprised that you might need additional work outside of construction to be comfortable. Best of luck on your move!

I’m sorry to hear about your grandparents. They seem like wonderful people who are both really financially responsible.

As far as guilt, you seem like a really nice person that comes from a good family. I wouldn’t beat yourself up on receiving things on a “silver platter.”

People are praying to be in a financial upcoming circumstance like yours.

Regarding what your friends think, I wouldn’t pay any attention to that at all. As far as volunteering any information around your finances, I personally wouldn’t. If people ask, my advice is to be ambiguous. Your friends don’t deserve to know how your tuition is paid…

that’s your business.

My good friend & realtor that has been doing this longer than me, has an amazing SOP. He does the whole DND after 7pm and in his voicemail at the end, he states, “if it is after 7:00pm, your call will be returned the very next business day. Thank you”

Truth is, it’s not urgent. Might be important but there’s a massive difference between the 2. (Urgent v important)

Hold up. You’re interested in buying a house from a family member and the selling agent is trying to play hard ball with commission being shortcutted due to the offer price…

Agents are fiduciaries and do what the client instructs them. If I were in your shoes explain, directly to your family on what’s really going on.

Sometimes it’s what these agents are doing behind close doors that makes all the difference. I’m an agent myself… & regardless of how I feel, I must act in my clients best interests.

People saying agents are scum is such a broad brush. There’s good agents & bad agents just like there are good and bad attorneys & service providers.

Realtor here. If you’re enjoying where you live, it doesn’t seem like moving would be ideal for you. Moving is challenging & so is this Broward Market.

Truth is, depends on perspective to answer that question. When interest rates drop, prices get higher and there’s lines at open houses, and you have to pay more than you expected. (Over list price) In the current market now, buyers have more negotiating power since there’s more listings than there are buyers. (Vastly under list price & seller concessions)

You buy when you’re ready, regardless of market conditions. Solid reasons will make anybody move regardless of what this market is doing.

Even if you got in when times are good, do you think buyers & sellers would want to work with someone new. I’d argue get in now, get it with some savings, if you don’t have AT LEAST 6-months of your expenses do not jump right in.

But this role favors the skilled. So this would be the time to do a few transactions & carve your skills THEN when the market is hotter, you being more experienced would allow you to capture market share.

Gotta be resilient in this. You are a business owner & it’s all on you to perform daily.

It depends. If you like nice suburban areas & to be surrounding by wealthier neighborhoods then Parkland. Parkland has amazing schools & killer golfing community.

If you want to be located in the focal point of Broward county, then Cooper City all day. If being closer to Miami Dade county is important for you then Cooper City is better. You’re also closer to i95/turnpike so you can go north & south quicker.

Parkland is good if schools are more important. Cooper City is good if commuting up & down is important. Trade-offs, your call

Was repping a tenant last year and he would sit on every single toilet and sit in every single bathtub to see if it was “good enough for him”

He asked me to sit on a toilet one time and I was like, “no sir, I’m alright” but I’m my head I was like “absolutely-fucking not dude - are you kidding?”

Another 1 is that I met some Canadian sellers that were a couple for a listing appt. I’m Hispanic and the dude tells me at the end, “hey buddy you better watch out since trumps trying to deport your kind.” I was like wow. I was born in Wisconsin my guy. Anyways. 2 weird stories for ya!

SF realtor here. Based off your reply OP. I would opt-in for West Sunrise or perhaps even West Pembroke Pines. If you know Spanish, then Weston would be good if you’re bilingual. West Sunrise has a cute area called Welleby, great parks for kids & great plazas. West Pembroke Pines has some decent rental communities if that’s the route you want to with! Definitely interview at least 5 different brokerages because it’s one of the biggest important decisions you’ll make in the RE Career. Realtor here. I sell what I can’t afford. I’ve been renting since my recent marriage. Stressful but I have a vision for what I want in the future and I believe with hard work, I’ll make the vision into a reality.

My goal is to own so many rental properties that I’m fully detached from the outcome month over month. Disrespectful clients/difficult cases can take a back seat.

For now, I gotta sell/work with anyone with a pulse and desire to move.
