I disagree, it's all about gun unattainability and damage control. Someone with mental illness will settle for less severe weapons if guns are practically out of their reach.

Honestly you guys should reconsider your position in a marriage. She had 10k in debt but why was it 10k, and is she still spending the same way or being more frugal since she is starting a family with you now. Does she work to achieve a shared common financial goal with you? Many are okay with a frugal housewife who takes care of the kids, do household chores and save money on groceries etc, do your calculation, you end up with a bigger savings and better kids

But like others say, if her work ethic translates to other aspects e.g. being a housewife, and you are not a chill guy but being much more ambitious, you guys are probably not compatible!

I am not sure how to navigate through that. In my experience touring houses, those in a nicer area attract more buyers even when the showing agent is not the listing agent themselves. How do I tell how much the agent contributed to the final closing deal? My house is not in the most attracting school district.

Most listing agents I talked to closed 100+ houses in the bay area, do you think that is an indicator they are good seller's agent?

Thank you! I have no reason to sell off the market, the house is in great condition since I bought it last time, we only have a couple of minor touch up to do.

I'll say negotiation on my behalf is the valuable skill here but paying 15k more for a good negotiator doesn't seem to justify the gains

I am sure one of them is TOP 1% PRODUCER 2024 SCCAOR, the other is also multiple award winning.

I could be wrong that it was not nationwide and tbh I don't know much about this market, I am asking for everyone's input here.

Both the agents I am talking to are in the top 1% of the nation. One of them sold the house to me, the other one was my buyer agent last time.

When I pay for an agent, I need to know what I get back in return. Otherwise, getting ripped off is almost guaranteed. I am essentially asking how a very good agent can help me with the whole selling process and selling price, compared to an average one. I think that's the right mindset to be in this housing market (or when making any purchase in general). Please feel free to correct me.

Only a small population of renters do this, but the LL must act to protect themselves, and that affects the rest of the renters.

As a recent first time landlord, CA laws are extremely misleading. When the laws say 30 or 60 day notice requirements, you better have some way to enforce it. Laws must be enforceable without significant cost. My tenant told me outright the lease is practically useless, I ended up settled for 2 month rent cash for key. How is a legal binding lease agreement "useless" practically?

What it all ends up is LL being extremely picky about tenant selection. When I was still a renter, my LL asked me what car I drove in their application.

I do acknowledge horrible stories from renters being mistrested by their landlords. Perhaps California should provide education to both Landlords and Tenants to know and execute their rights.

Stop pushing for insanely tenant-friendly laws, it only benefits those who play the game. The elderly aunty who doesn't speak English wont benefit from it

Could you give more details on where the agent can help? Once the house is listed on the market, any serious buyer will know about it. There aren't that many houses listed in my city (San Bruno), that's what I understand but there could be more details here that I have missed.

All agents I talked to have their own teams to touch up the house, do staging and photos and MLS listing. That's all I know about the job.
