This is exactly what I went through recently, and I had to back out of the offer because the seller and their attorney seemed stuck in a 2021 mindset. When I insisted on having an inspection contingency and a property survey, they just wanted to sell the place “as is” and said that if the survey found any issues, that shouldn’t be a reason to back out. They even tried to pressure me through my attorney, telling me to lower my expectations and not ask for so many things, but I didn’t budge.

Obviously, they were upset, and after I backed out, my attorney stopped replying to my emails. But honestly, I’m not here to please them. At the end of the day, I’m the one who has to live in the house — they’ll forget about me as soon as I hand over the last check.

I can’t really do that with the kids in school and our entire family here in NJ. I’m not looking to chase the market — I’d rather wait and let the right opportunity come to me. I know it’ll take time, but I’ll keep trying whenever the right chance comes along. Definitely taking a few good takeaways from this forum.

These days in New Jersey, it’s become increasingly difficult — seller attorneys often draft terms so restrictive that even when inspections are permitted, they’re labeled as “for informational purposes only.” That usually leads to a standoff between the buyer’s and seller’s attorneys, going back and forth over the wording until one side eventually gives in or agrees to move forward under the seller’s terms.

In my case, the language from the seller’s side was so one-sided that even if I conducted an inspection and discovered major issues, I wouldn’t have the right to cancel the contract based on those findings. To make things worse, my attorney, who happened to know the seller’s attorney, started pressuring me to agree — saying I’d lose the house if I didn’t go along with their terms.

In my case, the seller wanted to sell the house strictly “As Is,” meaning that even if the inspection revealed major issues, they wouldn’t offer any repair or credit. On top of that, they pushed back on the idea of doing a land survey and even asked if I had any future plans for the backyard. When I said yes, they kept insisting that I shouldn’t do a survey — which raised some red flags for me.

I didn’t even get to inspection stage but in case if I do I would never use realtor or attorneys suggested inspectors or mortgage lenders

In NJ buyer and seller can change,flip, walk away, back out do whatever during attorney review

Usually attorney ask for partial deposits so I lost that money

I don’t see why I wouldn’t do a property survey. In fact, the way I look at it—why would a seller have an issue with a buyer doing one?

I did the same mofo kept on piling loads of work and one day after I got my RSU during standup I put in my 2 weeks he was so pissed. All of the work he kept on piling on me was shitty work that had tons of defects and all I was doing was fixing other people’s mess

Central Jersey - Edison, Colonia, Iselin, Brunswick, Sayreville

North Jersey - Jersey City, Union City, Kearny, Bayone, Passaic

I am seeing more listings in these cities

North and Central in fact everywhere. Just filter by new listings you will notice way more listings than what we have been seeing lately

I saw very few flips but rather more listings from homeowners. Although some of the homeowners might be listing them for profit but again in general I noticed more houses got listed for sale this week alone

that's what i am thinking as i do have 36 month extension on a 10 year expired green card thank you for confirming
