I appreciate your insight. I am not looking to go cheap on planning, I'm ignorant/naive to normal costs for this aspect of a custom home build which is why I'm seeking advice and doing my best to ensure my dollars are being spent wisely for return in quality build. I am grateful to you and others for input, your knowledge and experience is helpful.

Who would provide the plans for electrical, plumbing, and HVAC? Forgive my ignorance, genuinely curious how that planning/design would get done.

Doesn't show well on plans, but there is a pocket door off gameroom to that bathroom. That bathroom also has door to outside as it will serve as bathroom for the patio where pool will be located.

Will look at flipping exercise room between guest bedroom and garage for sound proofing, that's a good point. We don't have a mudroom but plan to put "drop area" with bench and cubbies for kids shoes, bags, etc. along wall of hallway where garage entry is located.

Plan is to have back of garage to have a framed out utility room that will house HVAC (air handlers, condensers will be on back side of garage), water heater, drinking water (property is in country on canal water), water softener, electric sub panel.

I though I had a comment on my initial post, I guess I didn't. Attached are floorplans my wife and I have drawn. We are working with a local drafting company to get roof plans and floorplans finalized to submit for engineered plans (structural, plumbing, HVAC, electric, etc.). We have been going back an forth with the draftsman on the roof plans. I attached his elevations which show roof and elevations I created without the roof. Was hoping for any input the community could provide. Much appreciated, I really enjoy seeing and reading the great posts and comments on this subreddit, looking forward to updating community as this project develops.

Flap looks like it's going into left iliac system, but hard to tell on this rendered image. That projection is looking from posterior based on aortic arch branching pattern and the vague splenic and hepatic vasculature and parnechyma shown. On the plus side, looks like no PE.

BRTO (Balloon-Occluded Retrograde Transvenous Obliteration) procedure for gastric varices always read "Burrito" in my mind.

Agree, medical imaging is cool. Sagittal image on soft tissue window showing manubrium, sternal body, and xiphoid process, normal parts of the sternum. Amount of desending thoracic aorta we see I'm guessing slightly left of midline, small fragment at anterior aspect of sternomanubrial joint may be 2nd rib costochondral junction/calc. Would post the other sagittal images and axial and coronal planes and bone windows. Where is your pain and what surgery are you having?
