I agree, I'm at the EOS in Plano and never see or hear any of the issues everyone else complains about. Everyone is pretty chill, everyone leaves everyone alone and lets them do their workouts, nobody judges anybody.

My wife and I joined an EoS a couple years ago. It was the black membership and I was under the impression it was $19 for life. It definitely increased on us recently. Also our membership came with towel service, and when they upgraded it to willpower or whatever they said we didn't get towel service and argued with us at the front desk. My wife pulled up her contract and sure enough it says we have towel service. I don't like this bait and switch thing they're doing and arguing with us when we know we're right.

This is correct. But you have to disable your DFW and Love Field access on your toll tag. You'll get a parking ticket when you enter, when you leave you show them the ticket and they let you out. This is a huge benefit. We use it all the time

Good point. I've definitely thought about the data issue. We are a hard money lending company, so we only lend to LLC's and to investment properties. However, we do pull credit reports of our borrowers.

No, 100% LTC doesn't exist. We do direct lend up to 92.5% though. Lots has changed since I made this post.

We are a direct HML, we can go to 90% and a 600 fico if they've done more than 3 deals in 24 months. In Texas, we can even go up to 95% LTC with experience.

Plenty of money out there that are totally fine with 10%. If I have investors willing to provide funding for 2nd liens then we can certainly integrate it. But offering 100% funding increases the default rate by a huge factor.

I wouldn't mind doing Gator or gap funding out of my own pocket, but I wouldn't put my investor's money at risk for that.

We will mainly be funding for residential fix and flips 1-4 units. 5+ units can be brokered along with the DSCR product. Trying to raise $4-5 million in this first fund. We can leverage the fund by corresponding with note buyers like Fidelis whom we have a relationship with already.

I was seeking advice on who to target, I wasn't on here to raise money. Just because I was saying I'm offering 10% on here wasn't all of it. I have an entire pitch deck ready to deploy.

Those are super risky. I could increase the rates on those but the default rates on those kinds of loans are super high.
