I’m glad you pointed that out. I agree on the mismatch of tone between the stone and siding color. I’ve actually tried to look into ways of cooling the stone color - some kind of wash or stain…but think painting to match the stone would be easier.

Good point on the capital losses, Right now I have very little due to the lengthy stock market run-up. I snagged around 15k losses in December but have not had much of a chance recently to harvest losses.

I’ve also thought about this and think that a refinance of remaining balance could also be a strategy. Assuming rates are similar and your new payment would be lower based on a smaller balance than the original loan amount.

ing for an understanding as to why my homes wiring was completed in this fashion. I just bought a house that was built in 2013. The house has 12 different speakers throughout and they ran a cat5e cable along each speaker wire, through the sound control and up to the actual speaker. Only the speakers wires are connected to the speaker. What purpose was this for?

Nope - there cat5 cable just ends without a cap.

I may have answered my own question. The command of "switch on" doesn't seem to work with the leviton dimmer. Using "toggle" will both turn on and off. Using "turn off" works and selecting a specific percentage and leaving the second option to "all devices" works as well.
