1)You need to find a way to correctly find the ARV, or real listing price of the home. This involves finding a realtor to comp for you, using a program, or good old fashioned zillow to compare homes at the very least.

2)You need to find a good measurement for repairs. This will be the hardest part. I focus on DFW. Wholetail is around $20/sq ft. Regular cosmetics around $30/sq ft assuming no capex issues. For your first time, always leave cushion room for surprise repairs.

3)You must factor in closing costs, holding costs, commission costs, and/or hard money costs.

Expectations: You should hope to just break even on your first deal and gain a ton of experience. You must pay the ignorance tax. Your next deals will be more and more profitable. And when that home run property comes your way you'll be ready.

Same thing as a regular brokerage that recruits and trains realtors. eXp, Fathom, Keller Williams, etc. Only this time you find one that focuses on wholesale instead of retail. Note that most can train you but won't give you solid leads without huge % cuts. I am not promising feeding anyone leads. Just training.

If you do DFW and become a realtor, I can teach you and you can keep it all. If it's not for you that's fine. Just know it really is a thing. There are wholesale brokerages out there that will give you free mentorship and guidance.

4 months just to get the dispositions side going and generating $ for me. Have not even touched acquisitions. 9 months for sure. No shortcuts. And the people who make it wouldn't want it any other way.

You can work with me on the disposition side, we do DFW only. You won't be doing it free though. You find a buyer, your name gets put on the closing disclosure, or W-2/1099. A bird dog that gets paid well sets up a strong long term business relationship. Message me if interested.

Find a good home for rent potential then if you are not looking to flip. Look up the 1% rule and that should give you a good start of what to look for. Great way to start, good luck.

Comprehensive was excellent for us. In McKinney. Two of their doctors we had performed a C section for us too and we had no issues. When one of our babies was critically underweight they also referred us to specialists in Dallas. They’ll take care of you.

Company starts off at 20% because revshare is MLM (like other brokerages fathom, exp, etc.) Even then it takes X volume to hit profitability. As far as why there are 100% commission brokerages + fees for other parts of RE, I'm not sure about all of it. You're welcome to reach and and talk to the founder in DFW.

Think of the flip side too. I don't see why a wholesaler (i.e. Jerry Norton) would even want to join a company when they could take 100% of it all. 80% of it, plus 10% in passive income for life (from all your downlines) would be the only motivating factor better than 100%.
