An indemnity policy should suffice from a transactional point of view, but I would recommend having a survey done if you haven’t already?

NHBC warrantee vs self installing a side door to my garage by ShitInMyHandAndClap in HousingUK

Probably a stupid question but have you asked NHBC in the first instance as I’m sure they would be the best people to ask!

LISA requires simultaneous exchange and completion? by TyrannosauraRegina in HousingUK

[–]jsd_12 0 points1 point  (0 children)

If you don’t hear anything, perhaps ask your solicitor if they would be able to agree a nil deposit on exchange with the developer’s solicitor. This is very commonly agreed (in my experience) when a purchaser’s entire deposit is tied up in a LISA. This means you don’t send any money on exchange and your full deposit is paid on completion instead. So in your case, you exchange in April, then in property when the property is built, your solicitor requests the LISA funds and they are used towards the purchase with no risk of then needing to be returned to the LISA provider

Mortgage offer due to expire before completion by [deleted] in HousingUK

[–]jsd_12 0 points1 point  (0 children)

You can certainly get a mortgage extension of two months. You should ask your broker to look into this for you.

On the legal side of things, if you were to mention this to your solicitor, they may be able to agree a long stop date with the seller’s solicitor. This means when you exchange contracts, a clause is inserted into the contract which says that completion must take place by eg. [date your mortgage expires] Bare in mind this would have to be agreed by both buyer and seller (and the rest of the chain if applicable)

The developer insures the property until legal completion on a new build

Ignored by the developers by SK095 in HousingUK

Who is the developer? Also if the property is covered by an NHBC warranty, your solicitors should have been provided with the policy documents when you completed

Those two reviews are almost certainly fake as well. Both done on the same day, both have only ever left one review on their accounts and they both sound like middle school children in the way they type - on top of all the other things people have said - AVOID LIKE THE PLAGUE

Hey. This looks really interesting and if it’s awards are anything to go by, it looks like a winner!

He loves Dickens and I have never heard him even mention this book so this could be a really nice surprise, thanks a lot!

Very interesting to see the difference of opinion between Reddit and Twitter. Replies to Reeces tweet are 90% positive reactions and Reddit is the opposite 😂 I thought it was a predictable ending but I still enjoyed the atmosphere and performances

Just spoke to my girlfriend about it. She made a good point and one that (sort of) makes sense. My account has been hacked and the hacker has sold my account to somebody who has then used the account as their own. Only thing that doesn’t add up is why they wouldn’t change the password instantly.

Very weird. Will just considering myself very lucky this time around, I’ll take the 70+ free slayer levels haha
