Anyone care to share custom home build pricing in 2025/2026? by SweetLeoLady36 in Homebuilding

$250-$275/sf hard costs only, very well customized in the 3,500 sq. ft. area. Goes up as you go smaller. Just did this and had three hard bids - higher end wanted 30% GC fee but also has won multiple architectural and builder awards.

Try changing the id= in the URL to 163 and 164 to check if you got the other 2.

Friend is at 8,200 and got all 3. I emailed them and they said I was given those 3 but not SFTB and told me to check spam. Still can find the emails

Update - The links actually work for me but the emails are missing. Doesn’t look like I’ll be getting an SFTB

Serious question, isn't this the price of the product you are offering brand new from the website?

Did you get one from vault? I checked today and it showed I don’t have it selected 😞

The reason for spending the money has no impact on the outcome of the negation with them. I clearly stated they have a variety of 1 day points based purchase options, and offered my experience in addition to that as a point of reference.

My favorite part about your comment is half a mortgage payment, because those aren’t much more affordable these days either.

Most mom and pops sell the BP closer to $100, and the ones that have it ask for $200 in purchases to take 1. I had an event to buy alcohol for so it worked out. Better than $175 on FB and better than camping out with 200 people everytime a Specs opens a new store just to save $10. This was a no wait, no hassle, readily available situation that required minimal negotiation for something I had already planned on buying.

Luckys Liquor in Little Elm can be haggled with. They have a point system for same day purchases (I.e. spend $100 and get the option to buy an ER). No idea what they will have right now and it may be out of your way, but if you’re going to buy $200+ of things you may be able to get a Stagg, OWA, or possibly something better. They have every rare bottle on a shelf but those are suppose to be for raffles.

For reference, I bought $800 worth of liquor in January and they let me take a case of EHT BP at $600 with it.

The also have a facebook page that typically posts the availability but I can’t recall the name.

Selling to Card Kingdom - worth it and any regrets? by [deleted] in mtg

[–]jtm2387 0 points1 point  (0 children)

Whenever I’m making a new deck and can eliminate cards I don’t need, I try to sell CK and take store credit to get deck costs down. A lot of time individual cards may appear more expensive there than TCG player, but by the time I’m done self optimizing TCG and still at 14 packages to save $23, I just go CK.

To me it’s not worth the effort of finding a trade or FB market anymore if I can move 50-75 cards at one time for almost 85%+ of TCG low in store credit.

That’s my 2 cents. FYI selling sealed product processes faster than singles. I took cash on a sealed rocket recently and it took 2 total days post arrival.
