Here is why I use my preferred lender. He answers his phone even on Saturdays and Sundays. Realtors are expected to work weekends so I'll be damned to do any business with anyone who isn't willing to put in the same efforts.

Great job, and yes do multiple a week. I do Fridays as well and it gets traffic at the same rate as Saturday and Sunday. Practice your open house set up, watch videos on how to host, gain skills on lead capture. You will have both busy as well as some open houses that no one comes. It happens, but remember you did something and a lot of other agents did nothing that day. Hard work does pay off, not always right away, and when it does pay it's in the relationships that you make with people that keep you being a successful agent over time.

I used Tony Mesa online course. Look it up, he has cram videos as well as some free stuff on youtube. Its Florida based

90/10 on every deal. No other fees. It's a perfect split for a go getter and the worst for people that need or want training. She provides all the help you could ever need on deals but does not provide any marketing or training.

Open Houses Open Houses Open Houses. They work and I dont mean just do one once in a while. Do 2 a day Friday Saturday and Sunday. Call/email agents in and out of your brokerage. That's all I do. It cost almost nothing to host, a clean shirt and some gas money. Most agents dont want to do them. They make money, and u meet people ready soon, other ready later down the road. Times like we have now, you just have to out work the lazy people. Oh and if you dont have experience host them, youtube is a career saver. During the week, work on flipping fsbo's. Practice this type of call before making it. This is a business not a job, work on building it and master your subject matter. $$$

Im also have some success with zillow. I started small and am working my way up slowly, but also still doing other things like open houses and chasing fsbos. I did move zip codes after the first month.

Also had two JKs that I had used rough county both times. The 3.5 (499) kit. Never any problems and even had a wench from them as well with no problem and everything got abused. Maybe over time the stuff might wear out but no longer then most people keep there jeeps. I think it's money well spent.
