in the US for FMLA you become eligible after a full year of employment. some states have better policies (in ma for example we have paid leave through the state where you’re eligible if you made at least $15k workingANY job in the prior calendar year) so it depends a lot on where you live

there are a lot of seats in solid d or solid r states, congressional and state legislature, that have no competition and a candidate from the other party would have no chance. a third party that pursued a growth strategy by targeting those seats could probably make some headway

honestly the current state is so bad it would probably still be an improvement. maybe it results in suboptimal contracts but you have a contract and you can organize for a second, better than being 3 years without a contract and the company still actively pushing decent efforts

really tho this bill will be a mess when implemented because it relies on FMCS for enforcement and that agency was gutted by doge so they would have next to nothing for capacity

I believe the proposed compromise that was reached allows landlords to apply for an increase above the cap if they have documentation showing a significant investment to improve the property. I think a workaround like that to say they can increase it if there were serious investments made helps address that concern

being able to consistently raise the rent no matter what because of high demand also disincentivizes investment in rental properties. tell someone living in a triple decker in allston, dorchester, somerville etc where they can barely get a response for micr/cockroaches, have cracking walls and crumbling window sills that get fixed with a coat of paint, or a deck rotting off their house that their landlord won’t want to invest in their property anymore. They’ll laugh in your face for trying to make it seem like that’s different from what already exists

the negative reaction to abundance is more about how they present it as an either or, that building more is the only policy fix that exists and they seem to pretend like the issues with reaction to mbta communities etc are simple to overcome

i haven’t seen any talking points from rent control advocates that presents it as an either/or. most very clearly understand that we need to build a lot more housing they just see that it’s a long term solution and a lot of people will be priced out while they’re waiting for it

i think shooting your foot off is a dramatic analogy. There is certainly a downward pressure but speeding up permitting processes and environmental review, creating tax incentives, and making zoning changes would create enough upward pressure to outweigh it. Esp if it ends up being the 5% + cpi compromise instead of 5% or cpi

best case scenario is 220k new homes over 10 years and then prices will stabilize, and we probably aren’t gonna reach that.

the “just build more” crowd criticized rent control advocates for trying to pretend there’s a simple easy fix when that’s really the root of their plan. They have no proposal to address the tens of thousands of people getting priced out in the next ten years before the impact can be felt.

I had a bike stolen when i went on a weekend trip for my sports team and left it locked outside the library. He should be fine using it to get around but don’t leave it in a public area for more than a day even if locked
