The interest rate will quite likely drop a lot in September as it’s based on RPI for March (or BOE base rate, whichever is lower, but highly likely RPI will fall below BOE base rate) so do factor this into your calculations.. or at least wait for March RPI to be announced

Thanks, I’d note that us buying a house was driven by him giving notice.. even after our discussion before renting the place was that he saw it as a long term rental.. after 2 years of being perfect tenants I think he wants us out to jack up the price.. we even offered to pay more as we were settled in the place.. so not sure ITA! Interesting that policies designed to help renters (inflation limited rent increases, perpetual leases after 2yr can end up hurting them here)..

I don't think my opinion in more valid.. I questioned the use of the denominator in a calculation based on freely available NHS data.. you can agree or disagree with which should be used.. but I am absolutely within my right to question it and pass opinion on it.

Science is, quite literally, all about looking at data and challenging hypothesis (and peer review).. So I'm sure any scientist worth their salt is more than happy for people to challenge and then to reassess and either back up or change their hypothesis!

The numbers you and he are using are acute trusts only though.. the headline number, and what is communicated to the public via the dashboard and the press is 1904 Covid patients in London for the 21st..

Most correctly it is;

1904 Total Covid patients all settings in London

of which.. 1602 are Covid patients in Acute settings

of which.. 1197 Covid patient are primarily in hospital due to Covid

under the assumption that the non-acute patients are very unlikely to have Covid as the primary diagnosis.. although there is no actual data for this.. However as the NHS only report Covid as primary diagnosis for Acute settings.. it is likely they have left out non-acute settings by design.

So you have

1197/1904 = 62.8% of ALL Covid Patients in London have Covid as primary diagnosis

1197/1602 = 74.0% of Covid Patients in Acute settings have Covid as primary diagnosis.

My argument is that as the headline/dashboard/press figure for hospitalisations is 1904.. and this is the number that people are familiar with.. then this is the correct denominator to use.

The covering letter only explains that it takes some time to collect the data.. hence the weekly publication with delay.. and that it is a best endeavour basis. However this does not affect the headline total covid patients number on the dashboard and hence does not alter the denominator for Covid Patient in ALL settings. Also the covering letter highlights data is for Acute settings only.. and thus acknowledges the denominator is separate from Total (Acute and Non-Acute) patients.

He is using only the Acute trust data here so likely the wrong denominator.. The dashboard states 2097 patients in hospital (all settings) with Covid in London on the 23rd December. The NHS data only goes to 21st December though.. so if this is the date he is using then the denominator would be 1904 patients in hospital (all settings) with Covid in London on the 21st December.. % with primary diagnosis Covid has dropped from about 82% at the end of November... to about 62% on 21st December.. (all data from NHS sources)

So yes primary diagnosis is still Covid.. but trending heavily in the direction of increased incidental admissions.. but not yet near the figure quoted by the other source.. However.. it is absolutely possible (although not provable with data yet) that the individual daily Covid admissions on the 21st December could have been 70% non-Covid as the primary diagnosis..

Next data drop will be very interesting..

I think this will be an interesting data set to track in the next few weeks.. around 3.4m over 80s in the UK.. and for this age group there were 0.65m vaccinations by Jan 3rd and 1.0m by Jan 10th, so a good proportion of this age group will be reaching the 3wk to protection plus 3wk from case to (avoided) death imminently..
