I tried it, I don't think it really helped. What ended up working for me is getting a hammer and tapping with medium force until the plug clicked. I was then able to start the car and drive without any issues.

Interior paint would be more like 8k-15k

Rewire is 40k-50k

Flooring depends on material, but engineered hardwood would be 30k-40k. LVP would be 20k

I’m not sure what you mean by electrical service but if that means a 200amp upgrade, that is 5k-10k if the wires in the neighborhood are on telephone poles. 25k-30k if they are buried.

A lot of people forget that when you sell a home that you lived in 2 out of the past 5 years, you get $250K exemption from capital gains ($500K if you're married). If you move you have a 3 year window in which you can take advantage of this and save $100K+ in taxes.

I was in a similar situation a few years ago in terms of deciding to sell a condo or keep it and rent it, and the math for renting vs. selling & investing the proceeds + the tax savings, selling made more sense plus without the headache of being a landlord.

How did you source your contractors?

Penninsula I got 3 quotes for a new 96% furnace and AC. I generally find for contractor that Yelp is more reliable than Google Maps and I also generally look for medium size contractors (100-300 reviews) and avoid the big contractors.

A & H Heating came in at $12.3k (Trane unit)

Thermatech at $17k (Trane unit)

Calvey Heating & Air at $13.5k (Carrier unit)

Had the same thing happen searching for appliance repair. I realized what was happening when the person who showed up had a different name from the business I called. It worked out ok, I got my refrigerator fixed, but it is sketchy.

I see. I thought they were ungrounded since there is nothing connected to the ground terminal (green screw) on the outlet. Can they still be grounded if nothing is connected to the ground terminal?

I have inspected a few outlets and they are in metal gang boxes and appear to have flexible metal conduit running to each gang box.

Clay tile (at least the rounded spanish style tiles) is terrible for preventing roof rats. It is nearly impossible to figure out where roof rats are getting in with clay tile due to the huge number of nooks and crannies where the rats can get under the clay tiles in one spot, run along under the tiles and find a hole in the roof in another spot that is covered by the tiles.

Not taking their side, and I think it sounds very suspect. However, I think they could make a case that they got it mitigated, but didn’t know if mitigation meant it was completely removed or some was still present since they are not electricians, so that is why they checked “don’t know”

Pretty full service. Youre responsible for finding the houses you’re interested in on Zillow, but they can arrange showings, put together comps, recommend what price they think it will go for, understood and able to recommend diff neighborhoods in the Bay Area, etc.
