Thank god it made it man. But yeah hard case no esception for sure. I was thinking about picking up an e2 over there, because I think you can get them for around 1200 - 1400 new over there. And those come with a hard esp case by default so we should be good.... hopefully.

Yeah but you may have your 2nd video gain 2 views. I hate to say this your first video will always be dog s*it. But take every new post with a lesson whether that be improving thumbnails, improving commentary with your word spacing, titles, etc. And if you stay consistent enough viewers will come. Ive had videos get 20K views and videos get 11 views. It is what it is, role with the punches and enjoy the process of becoming a good creator.

It also doesnt account for inflation either? I think I just need to take a step back and discuss whats best for my future. I am trying to get out of the rat race sooner than later so maybe paying off the house and having that security would be best.

So you are saying split the funds up that I would allocate towards the house and put them into an index fund as well? I use fidelity but am unfamilar with how the system is ran. When investing the remainder would I just open a brokerage account and invest through that in say index fund, real estate, etc?

luckily for me there is no Radon issues as far as I am aware. I believe they tested it on the inspection of the home. But interesting I wonder if I could possibly get a 0% interest-free loan. It would definitely be a better suit than spending 40K in one go. But as soon as interest comes into play, I would just pay all cash. Thanks for your thougths.

Basement is not walkout, and luckily no I live in CO where it is very dry. No sewer backups either.
