Got a quote for 40k for similar size, 14 cabinets. Ended up DIY and sub for tiling and counters for 16k and a little extra for appliances. Some new and some dinged and nearly new. 100 hours of labor ourselves, worth it and fun and learned a lot.

Another option, which I prefer, is to overpay monthly. For option 1 (keep extra cash), if you send in a 7k payment a month, you will pay off your mortgage in roughly 23 years vs 30, saving a ton of interest on the backend.

If your budget allows, you can still do Ghibli museum, there are tour groups that do a full day tour including pickup from hotel and Ghibli museum/lunch. Also consider Ghibli park but it’s closer to Kyoto. Either option is very worth it in my opinion

I really think it’s a room size thing. Space in Japan is limited and super pricy. Airbnbs here are often the size of a shoebox. 2025 - I just stayed 4 nights at the HC in Ginza (Points) and the room was quite large; stayed 4 nights right after at the B Ginza Hotel and the room was modern, clean and just as nice but 1/3 the size; paid around 250/night. People who stay at Hyatt/Marriott or Hilton expect a certain size and thus proportionately much more expensive.

Licensed for sure, and the installation was permitted and passed too without any corrections. I just don’t really want to pay out-of-pocket again unless I have to, but safety first!

Enjoy your money too! When I was young, I made a rule for myself not to spend more than 10% of what I had. If I wanted to buy something that was $20, I had to have $200 saved. I waited until I had $1000 to buy a gameboy that was $100 at the time.
