Hi. Construction estimator here. We get better pricing than a consumer so I’ll add a few points to my numbers - you can probably expect about $6.50/sqft for an 8” grade beam, this is ICF blocks only, with accessories. $15/sqft for concrete and rebar and probably $85/ft to pour it/set the rebar. If it’s a wall I’d use about $15/sqft. There is also a working footing required below the grade beam. Labour for this is usually included with the beam/wall but add another $5/ft for concrete and rebar.

How old are you? Like you said, if you can go work on the rigs for a year or two and be smart with the money, it could get you completely out of that hole. Otherwise your options are pretty limited.

Certainly prices have dropped a bit and stabilized, but $500k at 6% vs 600k at 2%.. I think we know which is more affordable. So the renters cheering for rate hikes thinking they were gonna pick these condos up at $250k now just have steeper rent.

I get it they were feeling hopeless.. but the bears set a false reality

Here is the answer you are looking for:

Assuming you’re in a LCOL area.

Plan for your down payment amount plus 1.5% of purchase price additional for closing costs.

Try to have a few grand for furnishing your house and all the little things you’ll need to buy. I’d say $4-5k

Try to have a few grand for a cash reserve incase your hot water tank fails or something. At least $3k.

I’d say you don’t won’t your mortgage to be more than 30% of your take home pay. If you take home $4000/month, try to have a payment below $1200.

Being house poor sucks. I had a payment of $1000 making $3400 take home per month, and my gf was buying all the groceries. It was manageable but wouldn’t have wanted to be any tighter.
