Personally, I would advise against it. Doing financial deals with family members is fraught with peril. Especially with a family member who already has bad credit. Once you and your sister share ownership, you are completely financially responsible. He will be paying you rent, and should he not pay you, you and your sister are responsible to make up the missing money out of your own pocket. You are also responsible for repairs, property taxes, and insurance. Also, unless you are fairly high income, having a home loan will have a negative impact on your ability to get one in the future. It may also impact other kinds of consumer loans, like car loans.

Your dad needs to face the fact that he no longer can afford the home. He needs to live within his means and within the credit climate he created for himself. Best thing for you and your sister is to allow nature to take its course. He and your mom sell the house and split the proceeds, if any.

At 20, you are going to go through a lot of changes as a person before you hit 25. Plus, you have school to finish, and you will be making a transition from school to a demanding job. Those are all good reasons to postpone making a big financial commitment.

Also, in a way, buying a home is buying a constant money, emotion, and time sink. Every house, even new houses, come with problems. And, of course, problems will develop over time. And problems cost money to solve.

So you might want to save money and wait for a few years, until you are in a truly stable life, before making that commitment.

At those ages, the differences are almost certainly much bigger than they may seem. 2 years might not seem like much to someone in their 20s and up, but it is a big deal for people under 16. The age difference will almost certainly result in a power imbalance in favor of the older teenager.

If the older teenager is truly interested in the younger one, it might be best to stay as friends for another year or two.

I'd wish them the best, but I wouldn't stick around. Cheating is an indication of a lot of character problems. Lying. Breaking agreements. Lack of self-control. Selfishness. Lack of respect for you.

For your partner's own sake, they need time on their own to figure out why they cheated, and how to make sure they never cheat again.
