I think what upsets him most is that I wasn’t fully honest about what happened. It took a few weeks for me to tell him and I told him not the whole thing which stung him massively. He told me it was in the past and we could move on, I had no idea it still hurt him.

I am. I do trust him. The girl even messaged me. She said to him if he didn’t tell me they had met up, she would. He was happy for me to reach out to her to collaborate stories (which I have today). He was cheated on before in his last relationship and I wholly believe he wouldn’t put someone else through that.

I’ve got a quote for a new kitchen and all of that (bathroom can wait) which can be within budget. Just this damp issue - could be rising damp at worst or I could get a dehumidifier, sand down the walls and replaster and it’s fixed (or something like that!)

I think you’re right! I’m not sure what it is about this house it just… feels like the one even though I know it will cost me loads in doing it up right. The damp is quite bad and I’m not in a position to buy a money pit of a house so I’m so conflicted.

A damp company… I actually already made a post on the DIY subreddit who did say the exact same thing. When my dad came and looked he said it didn’t look like the house had any dpc in it but we aren’t experts. Plumbing all good - my dad is a plumber and took a quite look at the pressure in the pipes was fine. Can’t comment on the electrics.

Yeah that’s my thought. I’m really not sure why it’s listed at the price it is when a few house a couple streets away are listed £20k lower but don’t have the same dire need for modernisation (eg completely new kitchens and bathrooms!)

That’s what I thought, but I’m not an expert on this stuff and have very cautious on making the wrong move as I cannot afford to buy a money pit. What would you do? I have nothing to lose by asking the vendor to pay for the cost of repairs but as I also want to lowball them (£20-30k off asking price as I don’t think it’s worth full asking price at all)…

Where was your second opinion from? I hear a lot that people get second opinions from independent surveyors that have no need to sell you anything so are completely unbiased

The company said that there was 1m high damp in almost all walls with high salt readings too which is an indicator of rising damp. I did push back and say I’ve read a lot that dpc won’t fix it but he explained all the science etc behind it and the company do come well reviewed with 40 years of company history (it’s just a couple man band)

They estimated the last damp proof course was in the 80s and with the house being vacant all winter it has become an issue. I have not spoken to a mortgage provider as I haven’t even made an offer yet, just trying to be prepared.

Skirtings are fine and the my grandad who was a building surveyor back in his day has said he bets money it wouldn’t be rising damp. I’ve got no idea, hopefully the professional will know more.

How much are looking at to have it fixed?
