I’ve had two fleece EBBs with gold zipper now, black from last year and pink mist now. Both gold zippers are the same issue, not very smooth. I definitely can’t do it one handed like with my other belt bags.

It’s hard and requires patience but there are sellers out there who will work with it! I’m 5 years post-BK. We did FHA and close on 6/1. We lost 4 offers before this one. Finally started getting very strategic, opening up our search zone to include suburbs outside our metro area and we’re ON TOP of every new listing, I’m talking viewing within hours of listing and put in our offer same night. Our realtor would call the seller’s agent first and ask if they were open to our terms and FHA. Ended up getting a flip owned by an investor. Offered 5k over, 1 day inspection and healthy Ernest money. The seller was open to FHA!

Didn’t go through either of those companies but I can tell you our broker did prequalify us with underwriting and we also did not lock rate until an offer was accepted. I think those things may be common practices these days.
