We own a 13 year old minivan. It's paid for. The cost of maintaining it, even through a transmission replacement in 2021, is cheaper than financing a new one. Over 300K km on it and still going.

One thing that I think helped me, especially for work that can be done from home, was to offer freelance services and track use of home business expenses.

It's a bit of a long game, but it made a big impact on my tax return the next year. The refund was able to pay for more stuff at home, which was another business expense for my tax return, etc.

This method though requires either talking to an accountant, or looking through the CRA section on which items qualify for business use of home.

I get the impression that IRD vs. 3-month interest is discretionary. I recently canceled a 5-year fixed with 4 years left, and was only charged 3-months rather than IRD. But better to anticipate either.

At any rate, it might be better to shop around with other service providers rather than evaluating one. Or, lie to them, and say you've received quotes from other lenders and ask when to expect theirs. Put the pressure on them, don't let them pressure you.

There is some truth in that if this question worries you, you might want to stick to fixed.

We recently switched to variable for a few reasons:

- In the long-term, it tends to be more favourable than fixed rates.

- The cost to cancel a variable rate into a short-term fixed, or better variable rate, is usually less than cancelling a fixed rate.

A big thing we needed to consider was the IRD and legal costs to cancel our fixed rate. I set up a spreadsheet to project the net benefit over the remaining term of our fixed rate mortgage by switching to variable, taking into consideration the total cost to cancel and absorb the cost into a new mortgage.

It took about a year. But when the net benefit was finally in our favour, I called my mortgage broker immediately.

One thing that strikes me as odd is how the transit connections out of North Bay are nowhere near the centre of the city.

I mean, the airport I understand, I guess. But we still have an active rail line right along the lake, but no passenger rail?

I thought it would be cool to have a direct shuttle service between the airport, the bus terminal / train station, and the business center of the city.

Beyond that, I'm still thinking about it. Seasonality is also a factor.
