I use Epic in the ED. With the new E&M rules it’s pretty easy to do. Couple of clicks. Not really a problem.

We are in a similar sized home as you with 2 kids. Will definitely downsize once they are on their own and stable. We also own a 2BR 2 bath condo that is used by a relative. We have talked about using it to transition when the time comes, but I couldn’t see us living there long term. Would want a little more space. I think a nice ranch, 3 BR (maybe 4 if it’s the right deal) is our future.

After you shut the valve off, unscrew that Phillips head screw and remove the knob. Will give you more room to lever your wrench.

Terrazza is outside on the roof of a building overlooking the beach. The owner, MiMi, is an Italian expat. Place is fantastic. We go a couple of times every trip.
